I have experience in tenant representation both
local and national. This experience flows into
simple locations, build to suits, ground leases and
shopping center development. I have a strong
background in turning land acquisition for anchor
tenants into preleasing of excess land and pad deals
for the ultimate development and sale of a
completed shopping center.
I have strong relationships with owners and buyers
that I have completed multiple deals with and for
over the past 30 plus years.
PROFESSIONAL EXPERIENCE: 2001 to
Present; Formed TriStar LLC, a commercial real
estate brokerage and development company
called The TriStar Group.
Listed empty Builders Square in which I put in a
Babies R Us. The owner paid me $2.00 psf to do the
construction management of this store. Co-
brokered Conn’s in remaining half.
Did new store site aquisitions in the state of New
Mexico for Furr’s grocery stores (12) Furr’s would
initially buy the land and I would prelease the
excess land and create a build to suit or sell on the
the pads. I would then sell the project (each at
different stages and negotiate the Furr’s lease with
the new developer. I sold the Rio Ranch project
(Country Club Center) 3different times before the
last buyer finished the development.
Did 1 site acquisition for Bag-n-Save
a new score concept for Furrs which did
not work. Was later appointed by a judge to sell the Property.
Sold 3 Furrs stores to Winn Dixie in Whichita
Falls, TX, Brought Toys R Us into the market. Did
first store at Winrock Mall.
Developed Tinseltown at Deerlake in Jacksonville,
Florida. This project was a 24 screen Tinseltown
Theater with 24,000 Square feet of additional space.
Most of the space was build to suit or leases for
restaurants including Johnny Leverocks Seafood,
The Cake Lady, Mellow Mushroom, Moe’s Sports Bar,
Japanese Sushi Kitchen, Quiznos, did ground lease
for Starbucks and for Chick-fil- A, Atlanta Bread was
also part of the mix. Also leased space to Superior
Fabric Care. Sold one pad to Hoilday Inn Springfield
Suites and one to a bank
I have done 4 Taco Bells, and 3 Grandy’s and 1
House of Pancakes.
Did site acquisition and financing for Coopers Carpet (50,000sf)
Did Drug Emporium in Albuquerque and co-developed one in South Carolina w/a K-Mart.
Did development for Sadie’s Restaurant and a Lot-a
Burger (both local favorites.)
Leased a 45,000(sf) office building from 75% to
100% and then sold the building.
Preleased Grady’s Medical Buildings Phase 1
(8,000sf), and Phase 2 (12,000sf).
Leased up Fidelity square Shopping Center
(65,000 sf) from 80% to 100%. I have sold this
center 3 times.
Sold (25,000sf) Office building in Uptown on Louisiana.
Did Fashion Bugs store locations for 8 stores all over the state.
Acquired a 35,000 acre and a 9,000 acre ranch for
King Brothers. Kept a 25% interest in the 9,000
acre ranch

From 1997 to 2001 formed a partnership with
Judy Standerwick. The Company was called
Standerwick and Peoples Land Company.
I acquired a site on the west mesa for Flying J
Travel Plaza. The first in New Mexico. I did all
entitlements which took me all the way to district
court for a zone change. I then negotiated with the
owner’s across the street to relocate their street to
meet our lit intersection.
In the years we were together Judy and I sold more
land than all of Albuquerque’s other brokerage
firms put together.
1984 – 1997
I was one of 7 people to open Coldwell Banker
Commercial Real Estate. I was head of the retail
Department. I had 4 people to oversee and assist.
In addition to finding sites and negotiating leases
for Burlington Coat Factory, RB Furniture, Carl’s Jr’s,
Phoenix College, Souper Salad, Petsmart, $5.00
Stores 9 across the State, Supercuts, No-
Appointment Haircutters, Bennigans and more.
I
I was in charge of the redevelopment of Montgomery
Plaza a 110,000 sf shopping center with a 23%
occupancy rate. Along with Curtis Johnson we
updated, renegotiated current leases, built
additional space. and added a food court. When we
were finished it was 100% full and we had
completed and/ or renegotiated 23 leases.
The only bad part about doing leases with Petsmart
is they hired him away from me.
1977 – 1983
I worked for Haworth and Stutts Inc. one of the few
commercial and land brokerage firms in
Albuquerque. I was going to UNM and setting open
house for a project they were doing. They were
paying me a little over minimum wage but then I
realized what the agents were making off my efforts
so I got my salesperson’s license in 1978 and made
the commissions myself. After the project was
completed I was going to go back to school full time
but Jim Haworth and Stan Stutts talked to me into
becoming a leasing agent. I had no idea what this
was so they showed me on a napkin at lunch. There
were only 5 leasing agents in Albuquerque at the
time. I went for it and did my first lease with Global
Insurance (1,600sf). The owner then hired me to
sell his little strip center which I did.
