Provide construction input in the construction of both residential and commercial projects including scheduling, manpower loading, productivity, equipment and tool requirements. In charge of as many as 20 subdivisions in three different states at one time. Oversaw an operational budget of $7.5 million annually including forecasting, budget preparation and administration; skilled in delivering projects ahead of schedule and most projects were completed under budget. Directed 10 sub-contractor crews and assisted in the maintenance of 20 company trucks. Supervise 15 employees in the execution and completion of all exterior grading, underground utilities, concrete work, and landscaping. Provide advice, direction and assistance to field construction staff concerning all construction-related problems. Oversee all accounts receivable, accounts payable and handle employee payroll.

In the 8 years as a Project Manager, team went from a 0% profit margin to 27% grossing over 12 million dollars a year annually in our division.

Oversee each stage of the project, analyzing the cost and cost control, progress, financial and other site-generated data to determine job status and compliance and made adjustments as needed.

Review contract documents in preparing the construction schedule and for coordinating deliveries of every product to site for installation.

Anticipate construction needs and shortages by maintaining familiarity with construction progress through progress reports, personal contact, inspector’s reports, and other departmental reports.

Inspect the project daily for quality, production and safety identifying items for improvement,

implementing changes by coordinating with the Project Manager and respective subcontractor or suppliers.

Maintain and update production and safety logs, ensuring all certificates and final inspections have been obtained prior to project close out.

Serve as Mid Atlantic group safety manager to ensure compliance with all health and safety (OSHA) laws and other governing regulations, resolve any safety or quality issues.

Maintained responsibility for regulatory affairs, compliance and reporting; met with local, state and/or federal agencies planning and zoning offices for new construction and restoration projects.

Responsible for all personnel issues including hiring, retention and training; administering on-the-job training to develop employees and promote a positive work environment.
