( Interim) Community Manager Feb 2015 to Nov 2015

Bar Harbour Condominium - Delray Beach, FL

Hired on interim-basis while current manager on FMLA. Implemented and trained staff on

automated business-systems for better-business practices. Brought money-savings ideas to

BOD which were implemented and resulted in dramatic cost-savings. Drafted new documents

for inclusion with association documents library. Oversight of 4 Capital projects (Concrete

Restoration/ Building Painting/ Hurricane glass for lobby windows and sliders/Metal door

replacement with automation and key-fob entry/New parking-structure roofing)

Resident Manager Jul 2010 to Jan 2014

The Carlton Condominium Association - Boca Raton, FL

I was able to showcase my skills at The Carlton with major projects totaling over $3,000,000

during my employment. The bones of the building were failing and required extensive repair

or replacement. The entire sewer system needed replacement and ultimately, the addition of

a lift-station to function properly. The pipes for both domestic water and A/C were replaced

and all pumps and motors as well as control systems were updated. The seawall was

completely redone as well as a new dock. I had responsibility for managing the projects and

for making sure owners and invitees were not unduly inconvenienced. I have many other

accomplishments while there.

Resident Manager Aug 2008 to Jan 2010

Sea Ranch Club Condominium - Lauderdale By The Sea, FL

I brought money-savings ideas to the Master Association which resulted in significant savings.

These included level-premium insurance benefits for the 3 individual buildings' employees

which resulted in savings of over $30,000; plus bringing a vendor who did a complete retrofit

of LED electrical fixtures to both A & C buildings with no upfront costs and resulted in FPL

cost reductions of over $54,000 annually. I was working towards use of bendable-turbines and

photo-voltaic roof modules as well.

Resident Manager Feb 2006 to Jul 2008

Ariel at The Landings Condo - Ft. Myers, FL

I worked with the in-house engineer on the installation of a new Atrium Roof and the addition

of a new fuel-storage tank for the generator. My best accomplishment was the extensive

remediation of a serious-mold problem at no cost to the association or owners. This was

handled in a "bio-hazard" protocol and with minimal interruption to the owners of units

involved. I was able to determine the cause of the problem and this resulted in 2 insurance

companies being financially responsible for all costs, of not just the mold removal, but

restoring owner's units on 13 floors to original condition.

Resident Manager Apr 1995 to Dec 2005

Lido Beach Club Condominium - Sarasota, FL

I planned the landscaping which received Sarasota Garden Club awards each year. I brought in

a contractor to do the Concrete Restoration at no cost until 99% complete. Concurrent

projects of Concrete Restoration/ water-proofing and tiling all 156 balconies/ building

painting and roof replacement were successfully brought in on-time and under-budget even

with 4 hurricanes requiring removal of 9 swing-stages during the projects. Was also

instrumental in planning and over-seeing replacement of carports with permanent parking

structures. Saved the association money by acting as project overseer. I managed these

projects while handling all my regular duties as Manager and was complimented and awarded

several bonuses.

Office Administrator/Sales/Design Associate

Boardwalk Properties - Englewood, FL

Handled the financial aspects of accounts payable/receivables and purchases of building-sites

and home design packages. I was the model home representative showing the property and

assisted the owner with choices of home products.

Office Manager/Assistant Manager

La Casa Mobile Home Park - North Port, FL

Was responsible for doing the financial logs for 1000 unit MHP and for updating rental records.

In absence of the Manager, worked as Assistant Manager.
