Responsibilities

Processing loans such as investor, inhouse, construction, cash out and no cash out refinances, and purchases

for multiple loan officers

Preparing loans to go to closing, reviewing RESPA and TIL disclosures, reviewing tax returns, calculating

escrows, homeowners insurance premiums and income

Reviewing appraisals and determining if loan amount needs to be raised or lowered based off of appraisal

value to assure LTV is where it needs to be

Reviewing liabilities against income to make sure DTI is at a qualifying ratio

Reviewing title for previous liens, reviewing credit report for judgements, inquiries, and bankruptcies, ordering

supplements and score updates from the credit bureaus when a borrower pays off or down on an item

Gathering documents such as verification of employments, verification of deposits, tax transcripts, evidence

of insurance, payoff statements, flood determination, titles, appraisals, closing fees, etc

Working closely with the borrower and the mortgage banker to obtain all documents we need to move the

file forward to closing

Calling the borrower for documents needed, receiving and processing payments on earnest money deposits,

calculating closing costs and fees

The company experienced a loss of employees. I came in processing and moving files to closing the majority

of the files for each month. I've implemented a training guide with step by step directions of a new person

coming in as a processor.
