GOLDMAN SACHS, NEW YORK, NY (Experis consultant) Sept 2013 – December 2016 Lead Consultant – Consent Order to the National Mortgage Settlement (NMS) Fulfilled the responsibilities of a Business Analyst while providing critical subject matter expertise of the distressed mortgage asset market to the GS Bank internal audit team responsible for complying with the Consent Order with the Federal Reserve Bank.

Principal Responsibilities:

• Develop standards and procedures to maximize economic returns while ensuring compliance for underwriting consumer mortgage modifications, loss mitigation activities, and permanent relief actions to borrowers for credit against the $195m penalty levied against Goldman Sachs (GS).

• Interview the various stakeholders (internal audit, realty management division, mortgage servicing) to document and communcate their business process goals and challenges and assist in identfying challenges to integrate stakeholder requirements during the system implementation lifecycle.

• Utilized various software tools such ALM for planning and sprints, and Visio for diagramming business process analysis and workflows.

• Created valuation methodologies to complement systems and reports to fully analyze, document, and audit the loss mitigation economic decisions made by GS and executed by the Servicer (Ocwen) for all loans impacted by the settlement.

Managed the comprehensive loan modification underwriting process of a $150b (in UPB value) consumer mortgage portfolio. The loan modification and forbearance programs were government HAMP programs or Chase proprietary programs targeting the mortgage loans owned and/or serviced by JP Morgan Chase. Principal Responsibilities:

• Economic analysis and risk assessment of borrower income and asset/liability profile for mitigation programs. Qualification process included credit check, lien and title review, escrow analysis, recapture of allowable fees and expense, adherence to program waterfall guidelines, and HTI / DTI requirements.

• Manage and maintain an active portfolio of loans with the goal of profit maximization. Authority for modification approvals and responsibility to meet production quotas on both a weekly and monthly basis. Managed multiple teams of up to 25 Loan Servicing Specialists with the directive to resolve delinquencies and minimize losses to the mortgage portfolio. Effective execution of responsibilities required an understanding of government loan/modification programs, GSE loan servicing requirements, strong negotiation skills and the ability to analyze and evaluate both borrower and collateral. Principal Responsibilities:

• Resolutions include loan modifications, stipulated agreements, forbearance agreements, and legal settlements.

• Knowledge of HAMP, HAFA, and 2MP loan modification programs including all program rules and regulations, as well as investor and servicer guidelines and requirements.

CITIGROUP, IRVING, TX (Jefferson Wells/Experis consultant) June 2009 – February 2010 Mortgage Service Analysis & Audit – TARP RingFence Initiative I provided mortgage service operations oversight of the residential portfolio for the purpose of maximizing economic return of the distressed assets covered under the Citigroup TARP agreement with the Federal Government. The portfolio was comprised of 1.4m loans in default which exceeded $250b in aggregate value eligible for TARP reimbursement. Service lifecycle management responsibilities included default determination, loss mitigation and workout strategies including loan modifications, short sale management, foreclosure auction process, and REO disposition including bulk REO sales.

• Oversight of the loan servicing life cycle and analysis of loss mitigation strategies resulting in business process improvement recommendations to determine that mortgage assets and/or collateral were maximized.

• Developed internal default asset management procedures and create/implement changes with the software development team.

• Review financial accounting procedures – collateral property valuation methodologies, write down reserves and reversals of reserves, estimates against realized losses, and final charge offs/net credit losses.

• Audit servicing performance and the internal process for asset disposition. This review allowed optimal selection of valuation tools and third party vendors. Loss Mitigation management:

• Ensure the mortgage service lifecycle requirements were handled properly at the appropriate milestones (30, 60, 90, 120+ days past due) including workout resolution according to various state and federal rules and regulations.

Loan Modification:

• Review both investor/lender and government requirements for program qualification and approval including confirmation of borrower financials and compliance with HAMP and MHA modfiication program rules. Short Sale:

• Review equity analysis and collateral valuation information to determine short sale threshold acceptance levels, work with borrower representatives and internal business units to monitor purchase offers, price reduction schedule, and adherence to internal business unit requirements. Foreclosure:

• Oversight of the entire mortgage service lifecycle to ensure foreclosures were handled properly in terms of escalation through each time period including required legal notices and abiding by all governing state laws and requirements for the subject property.

REO Sales:

• Execute REO procedures from property possession to Execution of Offer including adherence to timeline requirements. Approve REO property valuations, including monthly reviews of valuation methodology with relation to geography, days on market, property condition, and property type. Audit sampling of REO property bid packages prior to distribution to outside prospective bidders including TAPE review/property lists, bid instructions, contracts, and bidder registration materials such as Letter of Intent components, Proof of Funds, timing/deadline/closing requirements, etc.
