SELECTED CAREER ACCOMPLISHMENTS AND ACCOUNTABILITIES
Asset/Property Management:
Managed over 4.8 million square feet of industrial, office, retail, and mixed-use properties.
Contracted and managed more than $2B in capital and tenant improvements.
Developed a 22K RSF medical/office building ($400K under budget), marketed and managed lease-up and tenant improvements
Supervised and monitored the completion of a new, 428,000 square-foot development with $1.5M in tenant improvements. Worked closely with municipality to obtain permitting, inspections, etc. Completed project on time, under budget, and with minimal concerns to the owner and tenant.
Enhanced tenant/landlord/management company relationships and increased tenant retention ratios by over 75%.
Assisted with successful loan modifications and/or refinancing on several assets during 2012 through 2015
Brought property coverages in-house under a Master Insurance Policy and saved over $100K the first year while increasing all limits and adding environmental coverages on each asset. In addition, properties in high flood areas, directly added them to a separate FEMA Flood Policy, saving over $250K in deductibles.
Standardized all reporting requirements, including the annual budgeting, as well as contracts,
agreements, TI and CapEx bidding and expense tracking, management reports, and investor reports.
Standardized the annual property expense reconciliation process, enabling each asset to collect approximately 20% to 30% more income.
Successfully managed real estate tax appeals; on a single asset, reduced the assessed value by $7M.
Project managed a complete mechanical system retrofit in a fully occupied eight story circa 1909-office building.
Handled the accounting for 66 apartments and condominium projects in addition to 33 office buildings.
Temporary fill-in for multi-family directors when they went on vacations or were out of town.
Leasing/Marketing:
Over an eight-year period, directly handled over 230 new leases and renewals generating over $187M in revenue to the assets.
Standardized all leases (NNN, Base Year, Modified Gross, Retail). Drafted and successfully negotiated all leases through execution.
Assisted in the negotiations with a large tenant lease buy-out totaling over $2.3M; worked with lender on required approvals. Re-leased over 150,000 RSF during the great recession without requesting a cash call from ownership.
Improved and developed profitable working relationships within brokerage communities in the various markets throughout the United States.
Significantly improved reputation within Minnesota brokerage community through successful open house. Within one week of open house, received a $165K short term deal on industrial portfolio, the first activity on the space in more than a year.
In 2001, negotiated and executed 48 leases (new and renewal) adding $8.4M in value (during a two-year slow economic cycle). Executed nine leases in one month, adding over $2M in value.

Since the time of being laid off, I have been consulting with two smaller brokerage firms (TC Global and ICO Commercial) wanting to expand/grow their property management business, have taken numerous Linkedin Job Training Workshops, listened to a large number of webinars, read several professional growth books, researched firms, drafted and mailed targeted marketing letters, went on two cruises (both were booked before I was laid off), moved my father, who has Alzheimer’s, down from Seattle to live with us, was accepted as a volunteer Team Captain for Super Bowl 51, accepted as a volunteer as an EMS Dispatcher for the Chevron Houston Marathon, and have done several projects around my home (in case of relocation) that I could never get to while working. In addition, I have continued to attend network events (CREW and CCIM) to stay abreast of the market, industry, and for networking purposes.

Title promotion only - responsibilities remained the same. Responsible for P&L review, overseeing and sending all monthly and quarterly reporting to investors, running the quarterly stakeholder calls, preparing and updating five and ten-year cash flow projections on each asset, worked with Lenders/Special Services on lease approvals, SNDA’s, and loan modifications. Performed tenant interviews and assisted in producing proforma’s for all new acquisitions. Travel up to 50% of the time.
Asset Manager (6/2007 – 10/2009)
Set up and headed the Asset Management division. Started with eight (8) assets totaling 1.4M SF and ended with nineteen assets totaling over 4.8M SF (asset value totals approximately $800M) in 12 different states ranging from retail centers to a Class ‘A’ 30-story high-rise office buildings to office/flex space and industrial. Most assets were syndicated and sold as Tenant in Common ownerships with total investors at each property averaging from 12 to 36 (over 550 investors). Established and implemented policies and procedures for the assets as well as the financial reporting process and reports. In addition, standardized the four (4) lease types used. Hired third party management firms and brokerage firms (had up to 68 reports – 20 were direct) and responsible for all operations, capital work, tenant improvements, leasing and lease language negotiations. Travel up to 40% of the time.
