Employment History
Primetime Manager
**/****- ******* *******-* Tampa, FL
With this company I started out with the primary responsibility of responding to our client’s emergency situations on a nationwide level during on call hours. That entailed verifying the situation with the client, managing the maintenance request, dispatching our technicians, obtaining sub-contractors, negotiating contracts, following up with the clients, documenting all aspects of the work order, and guaranteeing client satisfaction. Due to my excellent customer services skills, maintenance knowledge, ensuring client satisfaction, and going above and beyond my duties I was promoted to the On Call Department Manager. As a previous working supervisor, I bring a unique perspective to this position. I can identify potential issues our technicians and sub-contractors may have and take added measures to avoid them. Our clientele ranges from major big box retailers to apartment complexes, and other commercial buildings. Shortly after reorganizing and training the On Call department, I was offered a positon as the HVAC Regional Service Manager. In this position, I took on the responsibility of maintaining and executing a preventative maintenance schedule for our clientele. I also arrange for all major HVAC repairs, including scheduling to technician to come out the facilities, quote the jobs, and schedule repairs, while adhering to our contractual obligations to our clients. I ensure that all of our client’s preventative and emergency maintenance needs are met and exceeded. While performing these duties, I also train incoming personnel, and coach current employees, so that we maintain a happy client roster. From there I became the Operations Manager. I still complete all of the above tasks, but on a larger scale. I have also gone to sites to inspect and supervise major projects, had a larger role in the budget, and creating the contracts with our clients. I currently execute all of these skills in my current position as Primetime Manager. Maintenance Supervisor
11/2012 GMC Management Tampa, FL
I was hired for this position, because I have the knowledge and ambition to fix a major structural issue, start a preventative maintenance plan, and get this property to its fullest potential. With the best maintenance plan in effect, the occupancy rate will sky rocket through great customer service and word of mouth referrals.
Maintenance Supervisor
07/2012- 10/25/2012 American Campus Tampa, FL
With this management company I was instrumental in overseeing, organizing, and completing the turn in the beginning of the 2012-13 college season. I changed out all of the external locks for over seven hundred units. I have started evaluating and restructuring the maintenance department, to ensure its efficiency, production, and resident satisfaction. This will ensure higher occupancy rates, and resigned leases. I coordinate the contractors for larger projects and technicians for smaller maintenance requests. Relief Engineer
05/2012- 6/2012 Post Properties Tampa, FL
With this property management company, I float between properties ensuring that projects get done in a timely manner. It is my responsibility to fill in for the individual properties Lead Engineers during their time away from their properties. I assist in maintenance requests, apartment punches, and am the go to guy for large projects.
Maintenance Supervisor
03/2010- 05/2012 The Millennium Westshore Tampa, FL With this property I ensured the plumbing, electrical, carpentry, lock, heating and cooling work orders were performed in a timely and efficient manner. I maintained the overall meticulous appearance of the property, the pool and other community facilities. I negotiated with local contractors to ensure quality, timely, cost efficient major repairs. I am entrusted with supervising the maintenance technicians, porters, and housekeeping staff. I made sure apartments are ready for new residents, and inspect and invoice damages for residents moving out. I inspect work orders for quality work, and ensure the satisfaction of our residents living conditions, which has resulted in our increased occupancy. I combined great time management, customer service, and maintenance knowledge to improve our properties progress. Maintenance Supervisor
05/2009 – 02/2010 Boardwalk at Morris Bridge Temple Terrace, FL As a technician with this company I was responsible for maintaining, repairing, and upholding the great condition of the apartments and property, in order to continue to offer an excellent living experience for our residents. Shortly after starting there, the Maintenance Supervisor position became vacant, and during the transition period I took on the challenge of organizing our shop, creating a more efficient ordering system for the components we required, mapped out the irrigation system and repaired trouble spots, and interviewed some potential candidates. Because I went above and beyond to help the company succeed I was given the Supervisor position. In this position I was responsible for distributing work orders, ensuring quality work is done, obtaining bids from contractors for larger jobs, making sure work orders are processed out for approval, and then to our accounting department, and many other duties to ensure the most cost and time efficient working order of our Maintenance department.
Maintenance Supervisor
11/2006 - 02/2009 Paragon Properties Harrison Township, MI Beginning with this business I was a maintenance technician, in which I was responsible for repairing and maintaining the heating and cooling systems in the individual apartments, being on call for emergency repairs, preparing and repairing apartment for new clients moving in. Early in my career I went above and beyond the call of duty by going to another property to turn around a poor situation, and as a reward I was promoted to maintenance supervisor of that property. With accepting this move I accepted the responsibility of maintaining a budget, inspecting and documenting damage done to apartments, setting objective plans for improvements on the property, obtaining bids and selecting outside contractors, supervising maintenance technicians, and scheduling, among many other duties. I was very successful in increasing occupancy, making the budget more efficient, and improving overall satisfaction of residents. Education History

To Whom It May Concern:
I have had the pleasure of working with Roy Edwards, for over two years, in the Maintenance Department of a 379 unit, four story, luxury apartment complex in the Tampa Bay Area. He held the title of Director of Maintenance, and I worked directly under him as his assistant. In that time, I found him to be very organized, thoughtful of the staff, and was able to handle the complexities of not only the day to day maintenance, but the preventative maintenance programs as well. He was instrumental in initiating many of the procedures, and scheduling of our daily tasks, as this was a start up building. His timetables and procedures are still used today. He is a very effective communicator, and left no doubt when he gave instructions. He complied with all rules and regulations of the workplace, and held regular meetings to make sure the staff did too. It was a pleasure working with him, and I would not hesitate to work with him again. If you have any questions, please feel free to contact me. Sincerely,
Guy H. De Loach
