Successfully managed the design and construction of two major projects in Charlotte, North Carolina and Flower
Mound, TX. These are projects with 118 and 115 units of studios, 1 – 3 bedroom apartments with standard
ancillary functions, such as commercial kitchens and dining areas, tv rooms, entertainment rooms, clinics, beauty
salons, shops, etc.
Was able to obtain the c of o ahead of schedule despite the stringent approval requirements of the regulatory
authorities in the city of Flower Mound. The tough approval process was well known to all stakeholders during the
design and construction permitting stages.
Organized and conducted several meetings to mitigate any issues that may slow the c of o approval process.
My excellent interpersonal skills and my proactive approach to project management resulted in procurement of the
c of o in lieu of a TCO (temporary certificate of occupancy). This action earned me a liberal back end bonus as
well as the first choice to choose my next project location, which was Charlotte retirement residence.
On the Charlotte retirement center, there were numerous issues discovered during construction as a result of
poor survey and design by the A/E. However, in order to complete the project irrespective of the design issues, I
utilized my Architectural and construction management skills to resolve the problems by conducting value
engineering on the entire project. Although the process affected the overall schedule by 30 days, the company
saved 2% in construction cost while the quality remains the same.
While managing these projects, I supervised the work and activities of site personnel, such as assistant project
managers, superintendents and secretaries.

As a result of the two companies (Exxon and Mobil) merging, and the ongoing effort and commitment to comply with the
ADA (American with Disabilities Act), I was dedicated to evaluate the previous Exxon and Mobil implementation plans
and develop the latest iteration to be implemented at all ExxonMobil facilities within a reasonable time frame in the entire
state of Florida.
The new developed plan addressed the friendly Accessible standards and techniques, program scope of work,
specifications, processes, communication, schedule and budget. With this program in place, there are 320 retail
facilities in the entire State of Florida that requires upgrade, modernization and retrofit to meet the ADA
requirements. The time frame/schedule required was 9 months, and I am proud to claim that all the 320 stores
were successfully completed and within the time and budget. I received a commendation from the chairman of
ExxonMobile for a job well done.
In addition to the above assignment, I was given the responsibility to manage the site selection, performed due
diligent, design and construction of over 50 new OTR stores in the state of Florida, New York and New Jersey.
Actually, I became a state trooper managing my time between the 3 states.
