Employment History
Current Position Director of Business Development, LeaseWorks, Inc. LeaseWorks provides real estate lease negotiations for major franchisees across the country. The company targets owners holding greater than twenty-five (25) franchise locations. The company renegotiates current leases, over longer terms, creating instant operating income savings for the franchise owners. Activity includes marketing owners of retail and restaurant franchises through e-mail and fax campaigns followed by direct telephone conversations. Sold insurance products for the Atlanta office of World Financial Group 2011 – 2012 Project Manager, Universal Health Services, Inc. Served as lead consultant/project manager in connection with five (5) environmental construction projects for behavioral health hospitals. All hospitals required mold remediation and patient room anti-ligature fixture upgrades to the facility’s patient rooms and bathrooms.
Primary responsibility focused on the design and reconstruction of a 146 bed behavioral health hospital that was severely damaged by two hurricane related floods that occurred in late August and early September, 2011. All projects were completed on time and under budgeted costs.
2009 – 2010 Director, Cielo Realty Partners
Firm was formed to assist lending institutions in developing, selling and consulting on properties repossessed and/or previously purchased by the First National Bank of Edinburg. Projects included:
Provision of studies and assistance in connection with the sale of three acute care hospitals, two in operation and one under construction.
Detailed analysis of partially renovated hospital building to determine the guaranteed maximum price to complete construction. The state of the installed building systems, the local physicians’ desire to support a newly established community hospital, state of community support and available grant programs to support the cost of project completion.
Development and construction of 33 tracts of land, located across the state of Texas, Tract sizes: 2 acres – 200 acres.
1998 – 2009 President, Health Structures, Inc.
Acquired an acute care hospital, in Philadelphia, from the Jefferson University Healthcare System. Demolished all internal systems and fully renovated property to include:
120 resident special needs school and inpatient/resident facility
(Wordsworth Academy).
Easter Seals of Southeastern Pennsylvania, pre-school rehabilitation and socialization program.
Philadelphia Center for Autism, pre-school and elementary school programs.
Provision of design/build ancillary delivery systems on behalf of hospitals desiring to enter the long term care business and the ambulatory surgery center business for projects including:

1995 – 2008 Vice President of Acquisitions and Development, MediPlex, MediTrust,

Served as Vice President of these two, Boston based, public companies (leading providers of long term care and healthcare facility financing in the US). Primary focus was to vertically integrate the existing provided healthcare services by developing and constructing, ambulatory surgery centers, pharmacies, health clinics, medical office buildings and medical malls. Projects developed and constructed included:
Windrows at Forrestal, Princeton, New Jersey, 250 independent care condominiums.
South Jersey Physical Rehabilitation Hospital, the first CON approved Rehab Hospital in the State in 24 years.
Wills Eye Hospital Network of ambulatory surgery centers, 12 ASCs.
West Palm Beach Medical Mall, 300,0000 square foot medical building joint ventured with Tenet Healthcare
University of Medicine and Dentistry Psychiatric Center and Research Facility, a public/private joint venture, sale/leaseback ownership approach.
Six, Medical Office Buildings on Hospital Campuses for Universal Health Services, Inc. (under DASCO division).
Acquisition and construction of 20 individual medical office buildings, located across the country.
1985 – 1995 The Ducat Company: Hospital Project Manager Provided project management services to new projects, to those that were found to be over budget and after the design process was well underway. These projects were unable to be financed under the bond underwriter’s requirements for the issuance of tax-free bonds. Responsibilities included direction of the design, budgeting and construction, for three large replacement hospital projects. Complex renovation projects combined extensive redesign and renovation to existing structure, (including new power stations and boiler plants, kitchen renovation in twelve
(12) parts so as not to shut down operations. Environmental remediation was involved in each phase of renovation. Projects included:
