Golden Rain Foundation. Nov 2014 to Present. Began work as a maintenance technician until promoted to Mutual building inspector. Conducting inspections of Mutual property within Leisure World, Seal Beach Ca. Responsible for two Mutuals over 20 acres and 1400 full time residents. Process permits and plans. Perform all level of inspections for units being remodeled. Acquire bids, estimates, and proposals for Mutual projects. Write specifications, select and evaluate bids, and prepare contracts for Mutual projects. Review and maintain Mutual policies and regulations, coordinate enforcement, consult with architects, engineers, and contractors. Inspect units for real estate transactions and final inspections for close of escrow.
Eric Kranda Construction. 1989 to Present. Operated my own company as a remodeler. Built and remodeled single family homes, restaurants, office complexes, strip malls, and developed multi unit properties for rent in Big Bear Lake and Huntington Beach Ca. Full design concept to completion business. Development of plans, acquire permits, variances, and engineering. Proficient in all trades for residential and commercial applications. Worked with city and county officials to develop properties. Learned real estate development techniques, tax exchanges, laws and regulations. Perform management skills to balance budgets, stay on schedules, organize labor and subcontractors, and recieve supplies and materials to complete the job.
Secret Garden Lodge. 1998 to Present. Purchase and development of multi unit property located in Big Bear Lake, Ca. Application for city business license and variance to conduct vacation cabin rentals on property. Interaction with local officials through membership in tourism association. Remodel of older cabins to modern standards and codes. Establishment of website advertising to promote. Daily operations of business through management, budgeting, supply, check in/out, customer service, and general maintenance.
Ericksen Construction. 1984 to 1989. Family run business which acquired and developed property in the exclusive neighborhood of Old Town Seal Beach Ca. Existing lots were purchased and demolished to build new single family residences and duplexes. Apprenticeship from real estate purchase of properties, design, plans, engineering, permits, construction, landscaping, accounting, supply management, final sale of property, open houses, and warranty work.
