Controller / Property Manager

Auerbach Associates is a Management Co., which operates twelve (12) commercial properties out of their Business office in Miami Beach, Fl. The responsibility of my position ranges from tenant deposits (A/R), A/P (Checks, Contracts) to preparing Year-end CAM reconciliations. Auerbach Associates is a small Property Management Company. Office functions were shared by the Owner and Administrative Assistant and allaccounting by me. Company has four (4) other employees for properties’ care, which was my responsibility to Supervise. I was hired by Company because of my vast experience in Commercial property management. Any future company can benefit from my experience, which I have accumulated in over 28 years in accounting and Management. The following list represents some of my duties:

Prepare sales reports and file Sales Tax return (DR-15) w/Trust File.

Prepare accounts payables and receivables reports for internal discussion/review.

Prepare bank deposits, post payments into accounting system.

Process credit applications and including reference checks for potenial tenants.

Manage the collection of outstanding accounts receivables;

Organize accounts payables payments, Payroll including filing 941, 940, UCT-6, W2, etc.

Assist with the successful resolution of invoice discrepancies with clients and vendors/contractors.

Liaise with external auditors to support year-end financial reporting;

Engage in Annual CAMs Reconciliations, special projects and additional duties assigned by management.

KENDALL CENTER MANAGEMENT, LLC 6/2006 - 10/2008

Property Manager (Accountant)

Ran and managed four (4) office buildings, Executive Suites and three (3) strip Malls in Miami, two

(2) strip Malls in Sunrise and One (1) in Tampa. Kendall Center Management had two offices in one of their building (South Miami Properties), which was used for Management and accounting. All daily operations of all properties were my responsibility as well as two secretaries and one maintenance man at one of the larger property. The other properties are cared and maintained by contracted companies, which I monitor. The following are other chores that were performed on daily, weekly and monthly bases in order to fulfill my Manager obligations.

Visit property (different locations depending on projects).

Call/visit Office buildings, collect rents (Leasing Office), visit tenants, secretaries and maintenance man.

Call for estimates and repairs (on all properties).

Negotiate new Leases or renewals (Amendments, Addendums, etc).

Reviewed and updated Rent rolls (all properties).

Daily/Weekly meeting with Managing member (owner) to discuss rentals, tenants, bills, collections, projects, etc.

Dealt with all rentals and leasing.

Handled collections (buildings and strip malls), 3 Day Notice, Evictions.

Review Financials and setup monthly meetings with owners.

Resolve issues involving violations, fines, Inspections with County or City.

Reviewed and corroborated with CAM’s reconciliation at Year end.

All expenses, accounting, tenant correspondence, repairs, negotiations, hiring approved by me.

COMMODORE REALTY, INC. 8/2004 - 6/2006

Controller (3/2006 – 6/2006)

All accounting functions for Commodore Realty, which includes Law Office of Max Puyanic

(Owner), Two Residential properties and six (6) Strip malls throughout Florida.

Prepare and Discuss w/Owner and VP Delinquencies Report (all properties)

All A/P functions, Cut checks twice per month (all properties) and Law Office.
