Duties and responsibilities.
Being senior Mech. tech. we need to maintain, troubleshoot and repair all
Mechanical and hydraulic and dissel powered equipment.
Maintenance technicians repair and maintain various pieces of mechanical equipment, buildings or systems.
They may be required to install new machinery or systems. Job duties may include making adjustments, doing inspections and keeping records of work that has been completed. Depending on the industry and specific job, other duties for a maintenance technician may include reading blueprints, holding staff meetings, working with computers, developing inspection and repair schedules, rebuilding broken machines and training other staff members.
Developing, testing and make modifications to mechanical equipment.
Assisting with Mechanical Installations.
Completing all duties according to applicable safety measures and published procedures.
Explaining technical issues to non-technical people.
Identifying malfunctions and then carrying out repairs.
Repairing or replacing defective equipment parts.
Carrying out preventative maintenance.
Wearing appropriate safety clothes in designated safety areas.
Handle installation, repairs, plumbing and electrical issues.
Respond to maintenance requests put forward by residents or staff in terms of
electrical, heating and plumbing needs.
Manage repair work on walls, floors, doors and wood work.
Paint interior of the building and inspect and respond to safety issues
Document findings in terms of needed repairs and performed duties.
Ensure that buildings and grounds are kept free of debris and trash.
Handle maintenance and troubleshooting of mechanical processes
Ensure that the inside of buildings such as rooms, offices and restrooms are kept clean and sanitized during day.
Make sure that fire detection and protection systems are in perfect working order.
Check and perform maintenance activities on alarm systems.
Remove graffiti from walls and report any acts of vandalism to the appropriate
authorities.
Assure the implementation of security and safety standard procedure.
Alert appropriate authorities of any malfunctions in fire or alarm systems.
Respond to emergency situations in a prompt manner.
Trouble shoots electrical, electronic (including analog and digital),
pneumatic, and mechanical equipment and systems.
Performs operator and preventive maintenance, as specified by manufacturers, on equipment and system including electrical, electronic, pneumatic, mechanical; varies PM'S interval as dictated by monitored failure reterform.
Simple, as well as complete repairs of equipment and systems, as appropriate researches, interpret and applies local, as well as manufacturer' technical data; read and interprets engineering drawings and specifications.
Maintains appropriate work records for compliance with requirements imposed by such entities as: California code of regulation, title 22 ( CCR T-22 ), CCR T 24,
Joint Commission on Accreditation of healthcare organizations, office of state-wide healthcare planning and development, and national fire protection agency.
Develops and maintains excellent customer service traits
Accesses, interprets and acts upon the NMC Building Energy Management System for heating, cooling, and conditioning all hospital spaces.
Coordinates with local utility companies for utility service needs
