IN HOUSE CORPORATE COUNSEL EXPERIENCE
FAMILY DOLLAR STORES, INC., Matthews, NC
Corporate Real Estate Counsel, 2003 –2005
Member of real estate legal team charged with responsibility of opening over 500 new stores per fiscal year. Worked closely with in-house and outside construction project managers to resolve site impact issues ranging from environmental issues to permitting, platting and rezoning processes.
Negotiated, structured, documented and closed purchase, lease and ground lease acquisitions for new store locations nationwide. Ordered, reviewed and managed all due diligence aspects of the transaction (including Phase I environmental reports, title examinations, surveys, geotechnical reports and plats).
Collaborated with senior management on company’s 8th distribution center. Participated in land acquisition and structuring the tax incentives and overall package offered by the State of Florida. Previous title insurance experience saved the company over $40,000 on the title premium for this single transaction.
Worked with senior management and environmental counsel on the company’s 9th distribution center. Coordinated construction and environmental compliance issues as site was a Superfund site.
Closed on company’s first and only “Brownfield” site. Worked with outside counsel and in-house tax personnel to structure small business tax credits and work plans necessary to receive Brownfield incentives.
