Ran the day to operations Block Maintenance Solutions. Block Maintenance Solutions provides the maintenance and operational support to Block Real Estate Services (The largest local commercial real estate / property Management Company in the Greater Kansas City area. (Approximately 27 million sq. Ft. of buildings in KC and St. Louis)
Hired and managed staff of approximately 40 Maintenance Technicians, Engineers, Managing Engineers, and construction personnel.
Created an operational budget for company and reviewed / approved all expenditures and monthly statements.
Provided technical and operational support to the ownership groups and property managers.
Inspected all potential properties and provided a detailed analysis of the condition, type of structure(s), and potential costs to repair, maintain, or modify the existing structures and surroundings.
Entered all existing as well as future buildings into the Energy Star system and created a portfolio for each building. Provided detailed bids to the ownership group(s) of work needed to achieve an Energy Star Rating for each building. (Bids also included a detailed ROI calculation as well)
Created an “in house” construction company that performed tenant finish type remodeling to both BRES buildings and outside companies.
Created an “in house” Locksmith and Security service group. Performed all lock changes, maintained all security and access control systems, added needed surveillance, and created a Master Vacancy Key program to assist property managers and leasing agents.
Created a maintenance team in St Louis and performed all of the above services for Block Hawley (2nd largest local commercial real estate company in St Louis)
Created a monthly inspection report on all life safety systems for each building.
Created a Standard Operational Procedures program and documented all policies through the program.
Personally trained and supported maintenance engineers while on the job.

Manage facilities operations of 450,000 sq. ft. (500 employees) and common grounds for the organization’s three buildings in the Shawnee area.
