PROFESSIONAL EXPERIENCE

Executive Vice President, Duell LLC, New York, N.Y, 1997 TO Dec 2015

Functional areas encompassed during tenure as Executive VP included Sales Manager and General Manager for Realty companies, Sales and Marketing director, and General Manager, reporting to the President in all capacities.

Commercial Lease Negotiator/Administrator – Primary point of contact during lease negotiation phase to attain finalized lease agreement. Negotiate, administer and draft commercial retail lease agreements and sublease agreements for existing properties. Negotiate optimum term rental rates and common area rental terms to meet budgetary requirements and company policies. Effectively negotiated Brokerage/Commission agreements, not to exceed 75 percent, and to be paid over a four month time period after free time expiration.

Track critical key lease dates regarding expiration, renewal, termination, rental escalations, right of first refusal, restrictions and prohibitive permitted uses. Administer and prepare lease addendums, renewal letters and modification documentation. Track report updates for internal reporting to accounting, leasing and legal departments.

Prepare and distribute lease documents including mutually agreed upon terms and lease addendums to modify, extend, renew, or terminate lease agreements.

Enhanced proficiencies by designing a template that indicates when leases are up for renewal, expiration termination, or when there are monthly rental escalations.

Improved tenant delinquencies by monitoring on a monthly basis. Tracking and personally notifying tenants immediately, in an effort to resolve accordingly.

Resolve property management issues including roof leaks, HVAC, electrical and plumbing concerns.

Manage and monitor lease files. Coordinate and Conduct weekly manager meetings in an effort to diffuse or mollify any existing issues that may arise within the properties throughout the week.

Well versed in real estate terminology, while at the same time possess a very extensive understanding of retail commercial lease agreements, with an enhanced emphasis in the negotiation/renewal process.
