Project Manager Tampa Division

As the Project Manager for Heritage in the Tampa division I am responsible for the rehab of 15 to 30 projects a month. From permitting to Certificate Of Satisfaction, ( COS) and final pictures.. From start to finish. Rehabbing for an Insurance company is a little different than rehabbing vacant homes, in this case theirs clients living in the home. Meaning your customer service must be 100% . You must navigate from schedule to schedule with ease coordinating the contractors to start all around the daily lives of clients. Ensuring that deadlines be met, budgets are kept, negotiating with contractors, resolving unforeseen conditions like Asbestos full popcorn or asbestos mastic on VCT tile. Relocating clients ( Home Owners) to assure a safe area for them to stay in. Put up containment to isolate the rest of the home to avoid contamination. Making sure to document any unforeseen and arranging the proper special contractors to do remediation. As you can see this job has many responsibilities requires a high level of organizational skills and most important must know how to deligate in order to move projects forward . Home Services Senior Regional Manager

Manage a team of maintenance professionals, and a wide array of sub-contractors. Run the home services department for a nationally recognized home-owner, and publicly traded corporation. Oversee the repair, and maintenance of over 2,500 homes with a team of 8 Field Managers. Keeping the department on track and trained to meet our goals of 90% internal employees, and minimize our external use to 10% or less, therefore the department stayed on track and on budget. In accordance with the department budget, I was responsible with keeping my hourly team members at their 80 hour bi-weekly schedule, and getting the max performance out of my salary technicians. I was responsible for negotiating with external vendors on prices for services, therefore overseeing vendor approvals and invoices. When the opportunity came to hire new vendors I was responsible for finding, researching, and interviewing new prospects. After the detailed selective process, I would prep all external vendors with protocols of invoicing and work order system usage. In regards to my responsibilities as a QA Manager: I was responsible for inspecting rehab projects, creating a punch list for the vendors. Coordinating and communicating with vendors to complete punch lists in order to make the homes move in ready.

In regards to my responsibilities as a Field Operations Manager: In charge of rehabbing over 200 homes on the south side of Tampa. My abilities were, but not limited to, pre-inspections before acquisition, and creating budgets. Also, negotiating bids according to budgets and projects. Approving and awarding projects to specific qualified vendors overseeing projects keeping them on track with timelines and pre-established budgets. In regards to my responsibilities as a Project Superintendent: I was responsible for the rehab and restoration of foreclosed properties for a few different management companies. In regards to my responsibilities as a Demolition Specialist: I was responsible for the oversight of large demolition projects that included over 20 employees, ordering material, tools, and heavy equipment. Demolition projects I managed ranged from single family homes to large commercial properties, there I communicated daily status reports to the general contractor and staff on hand.
