Project Details

Oversees project coordination with Architect and General Contractors and assists with preparation of standardized contracts; including RFP/RFQ processes for selection of Architect and General Contractor.

Ensure safety protocol and guidelines are followed according to OSHA and Company procedures and policies.

Capital Project Delivery team including innovative project delivery and management strategies, as well as effective management / oversight of project managers and support personnel.

Manage the design process from schematic drawings to 100% construction drawings, specification sheets, interact with design, construction, management and stakeholders, and produce scope/price documents

Manages all facets of project management (budget, scope of work, schedule, procurement, quality & risk) for various construction projects including planning, design, construction, occupancy and closeout.

Primary responsibility for development of project capital budgets, schedules, and related tracking tools.

Prioritize multiple, complex projects and programs within specific time frames. Prepare and present project reports to senior management, clients, and other major stakeholders to provide in-depth information ensuring project goals and progress

Attend Pre-Bid and Pre-Construction Meetings addressing client’s expectations for new construction contracts and/or new ordinances deemed by the owner

Coordinate and conduct meetings with design consultants, major stakeholders, federal agencies, departmental divisions, local media, general public, contractor consultants, local jurisdictions, and permitting agencies, and provided regular project status update reports Review project construction documents for content and accuracy

Provide general guidance to validate Company rules and expectations are being met and that the integrity of assigned region is consistent with the Department and the Company.

Review and recommend for approval all project related invoices and pay applications.

Provide conflict resolution for client, contractor and vendor consultants on design/build project to prevent strained relations that could hinder progress of the contractual scope of work.

Analyze problems, identify alternative solutions, project consequences of proposed actions and implement recommendations in support of project performance milestones and goals Identify, manage and mitigate areas of concern regarding potential liabilities and risk (errors of omissions)

Provide leadership in risk evaluation, contract negotiations, fee and pricing decisions.

Manage budget and financial reporting, interpret and analyze reports to insure adherence to project budget.

Familiar with the procurement of construction services, contract award & buy-out, authoring of RFI’s, AIA industry-standard documents and exhibits and ability to produce contract documents.

Foster good communication to enhance owner, architect, subcontractor and vendor relations.

Review estimates in assigned region for accuracy, consistency, and thoroughness to ensure the price provided is for the work needed.

Perform field and final inspection with design consultants for quality assurance complaint with construction plans, design specifications, municipal codes and guidelines

Serve as primary point of contact for Owner/Client throughout the Project and able to work in a fast paced environment with minimal supervision

Provides direction and coordination of project teams comprised of clients, consultant and or internal architects and engineers, construction managers, contractors, O&M personnel, contracting specialists, and fellow project managers. Arbitrate disputes between client, contractor, vendors, and consultants.

Identify, manage and mitigate areas of concern regarding potential liabilities and risk (fee, our reputation, errors and omissions, etc.)

Develops scope of work consistent with operational needs and budget allowances. Oversees scheduling, bid negotiations and GC/vendor selection process. Manage / lead surveyors, sign vendors and geotechnical / environmental partners in conducting due diligence on proposed new projects.

Manage construction manager teams, general contractors and vendors in the timely cost effective execution of projects

Value engineer site plans and develop project cost estimates to aid in decision making.

Support Construction & Engineering on all assigned projects relating to IT Technology hardware and software (UMTS, LTE, CDMA, Wimax technologies)
