Responsible for maintaining and managing 2500 family housing units on Marine Corp base Hawaii along with government housing. Responsible for developing, organizing, coordinating, executing and evaluating a comprehensive maintenance, repair, change of occupancy and renovation program within our maintenance department. It includes minor to major repairs, and special projects for all our maintenance assets. Review and track all work orders for 2500housing units to include in-house maintenance team, NACFAC HAWAII, MARINE CORP BASE HAWAII FACILITIES and outside contractors. Supervise in house maintenance team saving the departments thousands of dollars per month in emergency and routine maintenance programs. Coordinate with outside agencies to resolve bottlenecks and backlogged work orders to assist with outstanding maintenance issues. Provide cost estimates to resident managers for damages to homes and rooms not considered fair wear and tear. Responsible for estimating project costs, personal equipment and materials. Prepare purchase request and ensure proper procurement procedures are followed. Familiar with procedures for the procurement and storage of hazardous materials such as paint, petroleum products and cleaning supplies.

Conduct routine and emergency maintenance for Forest City Residential Management Maintenance Department through Marine Corp Base Hawaii. Troubleshoot, repair or replace electrical, plumbing, carpentry items such as lights, fans, light switches, receptacles, pumps, circuit breakers, electrical contacts, controllers, wiring, ceiling fans, cabinets, floor tile, shower stalls, windows, doors and any other items in our homes and warehouse. Conduct routine inspections for assignments, pre-termination, final and quality control assurance on old and new military housing quarters and surrounding buildings for repairs, preventative maintenance and acceptance.

Quality Control / Project Manager

Worked with contracting officers to evaluate the statements of work, and development of contract modifications to meet MCBH family housing requirement. Maintained daily work schedules for Inter-Service Supply Support Operations Program (ISSOP) employees. Performed daily quality assurance inspections of in-house grounds maintenance work force to ensure all aspects of contracted work meets or exceeds established criteria. Located deficiencies, and made appropriate reports to the contracting officer and recommended corrective actions. Supervised 10 ISSOP employees in the maintenance department and self-help divisions of MCBH Family Housing department. Worked with government inspectors to determine work requirements, rendered field level decisions, provided suggestions and resolutions to problems encountered. Ensure all work was accomplished in accordance with safety and health requirements identified in EM 385-1-1. Worked directly with the Change of Occupancy Housing Maintenance contractor to assist in interpreting contract specifications and drawings. Performed employee evaluations based on performance, conduct, track time and attendance. Develop a quality control and inventory system for self- help loaner and in house equipment. Monitored inventory levels, ensured loaner items were returned, initiated correspondence to residents notifying them of overdue items. C. Summo Construction Hawaii---Project Superintendent 6/2002 to 6/2005

Responsible for current ongoing projects, bidding and estimating potential new work as well. Managed and supervised a crew of 10 plus crew. Responsible for scheduling all daily work of all employees and ordering materials for all jobs. Assured all work was completed in a timely manner and worked with Project manager to ensure all projects were completed on time and budget. Responsible for quality control of projects and ensuring all projects were built per plans as well as keeping accurate information on all as built drawings and any RFI’s (request for information) from the architects. Responsible for keeping an accurate inventory of warehouse supplies and making sure the company’s cabinet shop is well stocked with material. Responsible for grading, layout of lots, concrete slabs, all framing, drywall, finish work as well as the sub-contractors. Ensure that all billing received was accurate and invoiced on time.

Responsible for working with the architects on all change orders and was involved in the permitting process at the building department as well as picking up plans and catching conflicts on the drawings. The range and scopes of work where from $1,000,000.00 --$2.500.000.00.

Possess journeymen level skills in carpentry trade. Also possess strong knowledge and skill in all major trades and also very competent in reading and interpreting technical manuals, blueprints and schematics.

Hawaiian Dredging Construction Company-Honolulu Hawaii 4/1985 to 6/2002--Apprentice to Foreman

Started out as a carpenter apprentice and worked up to carpenter foreman. I worked multiple projects from the Nimitz Bridge overpass to high rise condominiums to townhouse and single home jobs throughout my employment there. Working on many concrete projects, daily tasks included fabricating forms and placing them and locking them up for concrete placement and then re-lining them up after placement of concrete to ensure walls, columns are plumb and walls are straight. Tasks also included using various machines to set these forms such as fork lifts and Gradalls extended lifts and also rigging materials for tower cranes as well. Also rigging and placing and setting precast girders and hollow core planks. During my employment I also worked on multiple single homes and townhomes throughout the island such as Makakilo, Ewa, Kapolei and Waikele areas to name a few. Also high-rise condominiums and hotels. One of my larger projects I oversaw was working on a joint venture with Harper Construction and Hawaiian Dredging and I was tasked with overseeing a crew of 75 employees. This particular job I was promoted to general foreman as was responsible for the complete daily activities of this job. This included daily recording keeping, time cards, safety procedures and overall jobs function without interruption. Worked closely with project manager to provide all documentation and had regular meetings to update on daily progress and any issues that occurred also.
