KEY ACCOMPLISHMENTS

Developed and implemented companywide procedures to track all commercial lease agreements so lease renewal negotiations between property owners and tenants would begin well in advance of lease expiration dates.

Developed a form Commercial Lease Agreement with clauses to fit standard leasing situations in an effort to minimize lease submission times and transaction finalization.

Developed and implemented a Business Plan that converted a vacant supermarket into a multi-vendor / tenant retail center. Assisted in the design of the building retrofit, negotiated all tenant leases, hired the sales staff, prepared budgets, and implemented marketing and revenue generating strategies.

Created a Business Plan, that converted the first floor of a single tenant office building into a multi-tenant “Single Office” business center. Managed the retrofitting of the space, prepared budgets, negotiated all leases, and formulated marketing strategies.

Managed the day-to-day operations of RMMC which included 369 residential apartment homes and 26 commercial buildings (retail, office and industrial) ranging in size from 5,000 square feet to 72,000 square feet and containing approximately 55 individual commercial tenants. Negotiated the commercial lease agreements, property management agreements and maintenance subcontract agreements for all properties. Worked with staff and in house Realtors to develop marketing strategies for managed properties.

Implemented detailed inspection, maintenance and reporting procedures for all managed properties and trained staff in the use of same. Result: Provided accountability for the condition of the properties and record keeping for property owners.
