Acceleration of Projects – Worked as a designated project acceleration manager on the specific request of the client Meraas – one of the largest developers in Dubai to take over several critical projects and complete road works ahead of the original schedule – external roads at City Walk on Al Safa Road, roads in Al Quoz residential complex, roads in Jumana Island 2, & roads for BOXPARK. Achieved milestones set by client and received appreciation.
Major Road Rehabilitation Projects: Jebel Ali – Lehbab Road – Took charge of the challenging job of rehabilitation of the roads built six years ago by 2 different contractors and subsequently twice rectified. The roads again developed settlement, bumps & bleeding in asphaltic layers leading to disputes of RTA with contractors referred to arbitration. The job involved rectification/rebuilding of phases 1A, 2A & 5A covering 21 miles in total of 2 slow lanes & 4 highway lanes. Worked next to lanes with heavy live traffic employing RCC barriers to safeguard work force and used virtual project management tools and accomplished the task on schedule successfully completing the defect liability period (DLP) with the road withstanding heavy traffic ensuring smooth traffic flow.
Modification of Multi-storey Car Parking at Dubai Mall – Took charge of, planned & successfully executed the commercially challenging project. Conducted internal commercial review on receipt of LOA and assessed that item rates for civil, concrete floor coating & signage works were too low to achieve positive margins. The project required working in the building with a height restriction of 7 feet and necessity of keeping 7 floors of the parking building operational with maximum 3 floors at a time closed for work. Developed viable solution for the logistics problem involving erection of miles long wooden barricades before start of work. Revised method statements to control noise & dust enabling undisturbed functioning of the retail, medical centre and cinema in the mall. Implemented a 24x7, 2 shift work schedule for 8 months, completing the project with a 2% additional over-swing in the project outcome turning around the project from a potential failure to a commercial success serving as a company benchmark.
Improvements of roads & access surrounding Dubai Metro Stations – DBB participated in a special tender floated by RTA in 2009 for execution of works to catch up with delays on account of the main JV contractors. The company secured projects related to 9 metro stations & 168 bus lay-bys across Dubai from Karama to Jebel Ali. Entrusted the challenging task as the construction leader, drove the team in hard work over 7 months and delivered the project contributing to the inauguration of the Dubai Metro on the historic target of 09-09-09.
New Camel Racing City, Al Lisaili – Took charge of the fast track project for the construction of roads & 4 camel racing tracks to be completed in 6 months. Convinced the consultant Halcrow in deploying innovative techniques like dry compaction of bulk dune sand for filling embankment layers up to 1.5 m below the finished road level delivering 3 times more than the budgeted profitability to the project.
