Regional Property Manager overseeing the operations of 11 communities throughout Eastern North Carolina consisting of 560+ units and nearly 22 site staff. Communities consist of Low Income Tax Credit, USDA RD, and HUD programs serving families and seniors. Functions include: budget reviews, monthly operations meetings, reserve Projections, reserve Requests, capital improvements, 504 accommodation requests, 504 transition plans, coaching site staff, resident and team retention, rehab footwork, syndicate reviews, owner reviews, annual housing inspections, audit preventative maintenance calendars and work orders, audit office files, contracts, specs, and inspection of final product, employee evaluations, approving invoices, evictions and court, marketing, and training. Community Manager responsible for leasing, collecting rent, making bank deposits, scheduling vendors, interior and exterior inspections, communicating with corporate staff and site staff, syndicate and agency reviews, supportive services, training peers, processing A/P’s, court evictions, maintaining 100% occupancy between two sites totaling 93 units by upholding quality standards and superior customer service.
