• Asset & Property Manager / Lease Administrator (2011 – Present): Serve as manager and lease administrator with operational and administrative oversight. o Maximize the performance and value of real estate asset. Property and operations management. Negotiate and direct all building management contracts and services, such as cleaning, landscaping, security, snow removal, elevator maintenance, HVAC, and all repairs. Coordinate ongoing inspections and approvals by state and local municipal authorities.

• Development Manager / Project Manager (2011): Oversaw the entire tenant build-out and move-in process, involving negotiations, logistics, tenant relations, permitting, and problem solving. Served as intermediary between owner, tenants, project manager, city representatives and brokers in meeting all parties’ interests per agreements.

Reviewed and modified build-out agreements with construction company, negotiated construction fees, administered work letters per lease agreements, and collaborated with town officials on timely delivery of permits and Certificates of Occupancy

Functioned as onsite supervisor of build-outs as owner’s representative, established build-out logistics to minimize disturbance to other tenants, attended all meetings and conference calls, and alerted owner and construction project manager of any build-out issues.

Maintained positive tenant relationships during build-out and coordinated each tenant’s move-in as a smooth, efficient process.

• Lease Analyst / Representative (2010): Contributed to all leasing activities from pricing evaluations and commission schedules to actual leasing process.

Analyzed all broker offers and counteroffers and presented recommendations to owner.

• Increased NOI by challenging tax evaluation, updating lighting system, rebidding service contracts, and leasing roof to cell tower.
