Southwest Regional COO – Senior Vice President

Turned around underperforming region, providing leadership, imposing order and a sense of urgency, and making key hires to enhance the capabilities of team. Developed and executed asset level strategy for 4.6 msf portfolio of office properties in the Southwest, driving capital investment, leasing and operations. Managing Director, Asset Management and Leasing

Directed asset level strategy and drove the execution of value creation initiatives for 34-asset, $11 b national office portfolios, including leasing, operations, capital investment and development. Built/led an eight-person team, approving all activities referenced above. Developed organizational structure, procedures and practices. Concluded the disposition of $1 b Fund I. Single point for transition of $8 b Beacon Fund II and Fund III entities to Broadway and third party purchasers. Worked seamlessly with internal and external constituents (including lenders and equity, joint venture and operating partners).

HINES, New York, NY 1994 – 2006

Fund Manager (2003-2006). Senior Investment Manager, Hines U.S. Value Added Fund I. Established operating structure and procedures of newly formed $800 mm co-mingled closed-end fund, developed fund-specific underwriting model, negotiated $145 mm subscription line and $325 mm secured debt facility. Executed acquisitions program and portfolio management strategy.

Investment Manager (2000-2003). Senior Investment Manager, National Office Partners – a joint venture investment fund with CALPERS. Responsible for investment management of $1 b office portfolio in the Southeast, Mid-Atlantic and Midwest. Concluded $650 mm of transactions.

Project Manager (1997-1999). Engaged by UBS to reposition and liquidate a 270-acre suburban-NY corporate park. Executed operations and leasing turnaround of 750ksf of improvements, advanced the entitlement process on 150 acres of vacant land, and marketed/sold the asset. Performed valuation and advised the bank on the disposition of a 605ksf distressed asset in suburban CT. Total proceeds: $140 mm.

Asset Manager (1994-1997). Responsible for operations, leasing and financial management of high-rise office buildings in Midtown Manhattan and White Plains, NY. Total asset value: $350 mm.

FIRST NATIONWIDE BANK, New York, NY 1992 – 1994

Vice President. Asset managed a portfolio of non-performing loans – concluding loan modifications and note sales – and foreclosed assets. Loan portfolio primarily secured by multi-family properties.

FINNCO DEVELOPMENT CORP., Poughkeepsie, NY 1986 – 1992

Vice President. Developed three suburban office properties in Central NY State. Oversaw operations, leasing and construction management of company-owned office portfolio. Tenant representation of office and retail tenants in Manhattan.
