Day to day responsibilities entail:

Maintain project control; manage the critical issues of time, cost, scope, quality, and safety. Manage RFI, RFQ, and submittal process. Involved in all aspects of the project, including: site preparation, inspection, construction, customer relationship management and quality control.

Coordinate vendors and independent contractors (initiate, negotiate terms and terminate contracts), order materials and ensure on-time delivery, maintain production levels and quality standards, provide information to contractor so construction work will be performed, stop contractor work when unsatisfactory.

Schedule independent contracts, review and approve invoices, issue back charges when appropriate.

Facilitate project close out including punch-list completion, acquisition of C of O, assist in preparation of close out documents, and reconciliation of subcontracts.

Serve as face-of-the brand to the customer, ensure their vision comes to light, provide feedback to design and blueprint and resolve conflicts between blueprint and as built construction

Ensure proper inspections have taken place

Provide timely and accurate information on progress of production thru weekly report to general office.

Oversee land development, civil engineering, and landscape architecture of projects.

PERRY HOMES, Houston TX 1999 – 2013 Residential Project manager

Coordinated all facets of utilities and home construction in multiple projects. Managed construction staff to achieve and maintain quality production of all homes with a goal of 90 days or less. Initiated, negotiated, and terminated contracts with independent contractors as necessary to maintain production levels and quality standards. Provided timely and accurate information on progress of construction through weekly reports to General Office. Reviewed and authorized all payments to ensure all proper inspections have taken place prior to payment. Monitored all home purchasers’ acceptance agreements to ensure expeditious completions and buyer satisfaction. Communicated with sales managers the scheduled completion dates for each home.
