National Director of the Retail Portfolio supporting the Citibank Client. In this capacity I oversee the daily operational functions of a portfolio of over 1,000 retail properties as it pertains to Repair & Maintenance, Project Management, Financial Management & Budgeting of approximately $50 million in spend, KPI and SLA adherence. The organization that I oversee is staffed with Regional Managers, Facility and Assistant Facility Mangers, Facility Coordinators, Mobile Engineers, and Project Managers. This group’s main focus is the day to day Facilities Management and the goal of creating a more streamlined and efficient process. My “find it first” methodology has helped to create a more proactive process of maintaining all properties and raising the level of service as well as the percentage of SLA and Completion rates. My Financial Management focus has equated into substantial savings in excess of 10% which is driven by utilizing in-house resources, consolidation of Third Party vendors, and creating the roll-out of National Contracted services.

I joined Cushman & Wakefield in 2014 to lead the Retail team in managing the Citibank client. My high level focus has been to institute process & procedure, mentor the team on a new model of support, and streamline and accelerate service levels. I have also created a robust structure for Project Management that focuses on a turn-key procedure to increase productivity, timeliness, and decrease costs. This process has equated into substantial savings in excess of 15%.

Prior to joining Cushman & Wakefield I managed National and Regional portfolios with Capital One Bank and Kaplan. I spent over 10 years in the Financial Industry in both Back-Office Operations and Equity Trading capacity.

I am a recognized industry leader with more than 25 years’ experience in Facilities managing both Retail and Corporate portfolios. I have expansive knowledge in Lease Administration, Vendor Negotiations, Team Management, and the creation of Regional & National Helpdesks and Work Order Systems. Director National Facilities Management 3/2014 to present

Cushman & Wakefield – Citibank Account

Direct activities for the delivery of facility management services, operations and repair & maintenance for a portfolio of 1,200 retail banking locations across North America. Facilitating delivery of services, budgetary control, adherence to business plan, oversight of the daily management and operations activities associated with this portfolio.

Responsible for the oversight of a financial institutions 15 million square foot portfolio with an annual managed volume of approximately $75 million including operating and capital expenses. Provide leadership to 3 direct reports and an organization of 300 associates.

Member of the team that transitioned the account from an agency model (and prior service provider) to a principal model. Conversion praised by client as seamless and successful.

Initiated financial controls across the region to mitigate risk. Ended year one over $5,000,000 below the Operating Expense budget and year two $3,500,000 below budget.

Instituted a turn-key approach to the Repair & Maintenance Project Management to eliminate expansive engineering. Ended year one over $1,500,000 below the Capital budget and year two $1,000,000 below budget.

Implemented a formal communication plan to drive operational performance and client relations. Outcomes include year over year improvements SLAs, KPIs and customer satisfaction. Ended year one Work Order SLAs approximately 25% higher than prior provider and year two 20% higher to reach a 95% SLA benchmark

Emphasis on the career management process and succession planning has resulted in eight internal promotions.

All services are provided throughout a portfolio of 30 properties ranging from 5,000 square feet to 500,000 square feet throughout the New York region.

Interact with building owners and managers to ensure that construction and maintenance projects are properly executed. Coordinate departmental restacking moves and activities. Maintain and manage alarm systems, Accounts Payable, Purchase Orders. Manage Data Center facilities and associated critical systems including standby and UPS, HVAC, and fire protection. Review, negotiate and maintain vendor services to ensure that performance goals and contractual obligations are met. Day-to-day high level operational execution and development of the strategic direction for the Retail Facilities Management team.
