GREAT OLATHE CENTER, LLC - Olathe, KS February 2009 – April 2016

GENERAL MANAGER – GREAT MALL OF THE GREAT PLAINS

Responsible for all operational aspects of one million square foot mall located in Olathe, Kansas including facility maintenance, marketing, promotions, tenant retention and tenant recruitment.

Developed and implemented approved annual income and expense budgets and held accountable for bottom line results. Despite ongoing budget reductions, consistently delivered annual expense savings to budget of one-quarter to one-half million dollars.

Instituted an aggressive promotions program, focusing on event–driven marketing which resulted in increased customer traffic each of the first five years. Developed new events including: the Olathe Cultural Festival, Great Mall Easter Egg Hunt, the Great Midwest Balloon Festival, the Great Mall Olathe State Championship BBQ Contest, a two-week Great Mall Carnival, Hispanic Carnival & Fiesta and multiple car shows including Mustangs, Corvettes, Chevelles, Covairs, classic cars and hot rods

Responsible for negotiating all contracts for a coordinated and aggressive deferred maintenance turnaround with a focus on all customer areas, including extensive re-painting, restroom upgrades, carpet and flooring repair and exterior asphalt and concrete repairs, while still maintaining budget control and expense savings.

Involved in all negotiations for new tenants, lease renewals and extensions, which in a difficult economic and leasing environment, resulted in a stable occupancy level from 2009 through 2014.

Engaged in CID and TIF application process including plan (re)development.

Developed, implemented and managed phasing plan to close down the mall.

Helped improve overall sales by designing and implementing new strategic programs targeting in-stock performance and focusing store teams to operate proactively when presented with opportunities to boost market sales, resulting in a 22% District-wide sales increase.

Coordinated district wide initiatives for improving in-store merchandising, maintenance and security, which helped decrease shrinkage by 66%.
