2003: New acquisition of three condominiums in Florida to the portfolio. Pre-construction, projected opportunity from assignment of contracts $200,000. Condominiums sold prior to completion meeting our net projected gain.

2001: Negotiated lease buy out of Revco ( 2 years remaining) from neighborhood strip center freeing up 9,000 sq. ft. of G.L.A., removed lease restrictions for other pharmacies to enter the center and allowed new retail tenant to enter the center.

2000: Re negotiated new leases with National Credit Tenant Giant Eagle Super Markets for three locations.

1999: Organized $6.5 million dollar refinance of Hartville Centre to adjust cash flows, consolidated debt, retiring two million dollars in debt, increased cash flow company wide by $250,000 per year.

1998: Installed and programmed Peachtree Accounting Software, bringing all accounting functions in house. Monthly billing, payroll, AR, AP, financial Report generation all in-house. Company wide net savings of approximately $25,000 annually of processing and outside accounting fees.

1997: Construction 65,000 sq. ft. Giant Eagle Grocery Store. Assisted in the interior finish of project. Consultant to addition of in store coffee shop, equipment, finishes and training. Contracted and designed custom fixtures for the beer and wine department.

1997: Construction Addition, US Post Office, Hartville, Ohio. Negotiated lease with US Postal Service. Project Manager for project, Design, Architect, Contractors, and Scheduling. Project completed on schedule and 15% under budget. Added One Million dollars of value to the property.
