Responsible for opening, staffing, and managing the Austin, Texas office comprising of 30 staff members. Responsible for mortgagee compliance, occupied conveyance, title work, property management of properties, listing, selling, and closing properties. Sold and closed approximately 30,000 homes.

September 2004 to January 2005-

Assist in startup of the Marketing and Closing portion of the Pyramid M&M II HUD Contract in Tulsa, Oklahoma. Responsible for staffing and training the Project Manager.

Acquisitions Manager for HUD M&M 1 HUD Single Family Contract. Responsible for insuring new acquisition information entered correct in systems, work with Mortgagee Compliance lender claims, occupied conveyance, research title issues, order, and review appraisals.

Executive Vice President, responsible for the asset and property management of four properties in the Houston, Texas area. Prepared, implemented and monitored operating and construction rehab budgets. Responsible for biding, letting contracts, monitoring construction, approving, and processing construction draws. Designed all in house management forms, management policies and procedures and chart of accounts that allowed the company to take over the management of the properties. Developed cost savings programs for the properties including energy conservation policies, vendor purchasing program and insuring that on-site maintenance personnel were properly trained and updated in cost saving measures and materials.

Directed the awarding of over 12,000 contracts for appraisals, brokerage, repairs, property management, audits, environmental studies, and tax consultants. My office led the nation with the lowest error rate of less than one percent on REOMS, the RTC system of record.
