Development Partner sought to revitalize an abandoned 465K sq. ft. mall. Assembled A/E, CM & TP leadership, assessed structural conditions, proposed environmental upgrades, sourced local contractors and negotiated lease/service agreements. Completed 15 months worth of renovations in just 1 year; generated $1M in early rent collection.

PROJECT MANAGEMENT

Underperforming CM and inexperienced team jeopardized grand opening. Conducted detailed workflow analysis, identified key problem areas, implemented performance management solutions, added experienced supervisors and coordinated daily stand up meetings. Delivered project on time; avoided $1M per month in penalties. BUDGETING & COST CONTROL

Management decided to repurpose a homogenous structure into 8 separate buildings. Collaborated with structural engineer to conceptualize completion, analyzed MEP, parking and permit requirements and presented budget proposal to corporate. Obtained green light; $3M in approved contingency funds ensured profitability. VALUE ENGINEERING

Regional contractor GMP was 25% over conceptualized budget. Compared budgets, identified discrepancies, eliminated detrimental add ons, proposed aesthetic changes to ownership and developed guidelines and documentation to eliminate future problems.
