Provide mentoring and pre-audit tactics for annual lease renewal/recertification agency audits and inspections, meetings with residents, systems and processes for files to successfully pass file audits.

Direct, train and supervise property managers for developing annual budgets and conducting yearly performance evaluations of site staff members.

Evaluate physical conditions, resident needs, safety approach, and government subsidy adjustments, development projects and new construction from proforma to planning, to lease up implementation, budget creation to stabilization and break even.

Develop staffing ratios and customize efficient and productive staffing plan for each property in portfolio.

Contribute in the determination and preparation of the scope of work, bidding process and the contract award and developed business analytics and cost per unit standards for portfolio and building types.

Maintain knowledge of rental rates, resident amenities and services of competitive assets in the by conducting quarterly analysis of market competition.

• Provide guidance to on site managers and leasing associates for leasing activities and marketing activities.
