In charge of a 74-unit, luxury co-op doorman building in midtown Manhattan. Responsible for supervision of 12-man union staff, including 24-hour doorman coverage. Oversaw maintenance of all building systems, including boiler, sprinklers, gravity tank, standpipe, elevators, and compactor. During a dozen years at Regent House, maintained an active role in renovation of the entire building, including boiler and elevator replacement; complete interior renovation including wallpaper, carpeting, painting, woodworking, façade, and canopy; and installation of video surveillance system containing a 12-monitor setup at doorman station. Upgraded all locks and doors throughout entire building; supervised conversion of all lighting to energy efficient units; installed art work, statues, and new lobby furniture. Refurbished and maintained terrazzo flooring in lobby. Maintained three professional dental offices on main building level. Worked in conjunction with architects and management installing new roof, and comprehensive exterior masonry repair project. Organized, and scheduled Local 11 inspections including scaffolding drops, building protection and security. Attended board meetings on a monthly basis providing management reports, regarding staff performance, status of ongoing apartment renovations, and scheduled building maintenance. Extensive experience with leak detection resulting from interior plumbing failure, or exterior masonry penetration as well as water and fire damage repair and restoration. Responsibilities also included: water treatment program, maintenance of exterior drains, upkeep of laundry room, F.D.N.Y. and D.O.B. inspections, and supervision of outside contractors (reviewing estimates, proposals, and supervising installations and repairs of all trades). Ensured that all outside contractors maintained building protection and security, and that all work was performed to building code and specifications. Responsible for maintenance of all building systems, including boiler, compactors, elevators, video surveillance equipment, electronic overhead garage door systems. Supervised 9-person staff, including doormen, handymen, porters and laborers. Ensured that all independent contractors were working to specification and adhering to building policy. Purchased and inventoried all janitorial and maintenance supplies. Completed hands-on maintenance and repairs of plumbing, electrical, locks, carpentry, masonry and painting in apartments and common building areas. Constructed bicycle room and parcel-receiving room. Worked in conjunction with management and board for building projects and renovations, including boiler replacement, toilet rebate program, renovation of garages, laundry rooms, and perimeter landscaping.
