Property Manager for 450+ single family properties throughout Charlotte.

Supervised work orders, repairs, rehabs and turn for properties.

Managed and coordinated contractors as well as budgets for the company and individual property owners.

Project: Plaza Fiesta Carolinas (Charlotte area – Fort Mill, SC)

Monitored and managed an annual operating budget of $1.6 M for a 300K+ sqft facility and 60 acres of property including all utilities, HVAC and boiler/cooling tower system, Electrical, Plumbing, Permits, Up fitting, Tenant Improvements, subcontractors and contracted services such as landscaping, security, cleaning and property maintenance.

Successfully renegotiated and restructures contracted services to decrease the gross operating expense by 12.5 % from $1.6 M to $1.4 for 2009.

Managed and executed new and revised lease agreements for both National and Local IN-Line Tenants, (3 – 6 yr terms) and up to 290 smaller Licensee Tenants (1 – 6 Mo terms) from straight rent to Base + CAM charges for an annual operating income of $2 M+ annually.

Coordinated and evaluated new construction, capital improvements, and Tenant Improvement projects and permitting within all aspects of development from architectural plans, demo, up fitting and final inspections including licenses and insurance.

Oversaw administration duties to accurately monitor Tenant lease agreements, rent payments, tenant space relocation, and turnaround of units.

Oversaw administration of updating tenant’s leases, service contracts, rental income and operating expenses in Yardi for accuracy.

Managed and supervised all operating AP/AR documents including service contracts and marketing expenses to remain within budget guidelines and goals as well as maintain accuracy of monthly P/L reports.
