Description of duties:

Responsible for supervision of the Maintenance Department operations and personnel, including groundskeepers and pool attendants.

Provide the highest quality of service to the GUEST and to anticipate GUEST needs and exceed their expectations at all times.

Ensure guest satisfaction through a properly maintained property, guestrooms and by responding promptly and efficiently to guest complaints and needs. Always maintain a guest focus. Hire, train, counsel and motivate department personnel. PAF and payroll administration for department.

Conduct all department personnel performance appraisals. Order supplies, processe accounts payable and monitor the department budget. Schedule personnel within budget guidelines to assure adequate staffing. Inspect guestrooms. Review any problems with the PM person and rechecks suites before releasing to Housekeeping/Front Office.

Maintain the hotel grounds and building exteriors on a daily, weekly, monthly and seasonal basis. Ensure routine preventative maintenance on laundry equipment, heating and air conditioning units, ice machines, fire extinguishers, fire/smoke alarms, lawn sprinklers, lawn equipment and plumbing are performed as required by the manufacturer in accordance with the warranty specifications. Ensure swimming pool and spa maintenance duties are performed according to manufacturer specifications and local health department regulations.

Develop department associate attitude of attentiveness and anticipation of guest needs. Coordinate with other departments to fulfill guests special requests. Assist the General Manager in resolving guest complaints concerning the Maintenance Department. Educate departmental personnel on emergency procedures and safety precautions. Maintain key control files and logs.

Establish department communication and information system through logs, department meetings and coaching and counseling.

Maintain a work order assignment board and tracks completed/pending work orders. Follows up on all incomplete work orders to inform the requesting guest or department of the status of their work order. Communicate changes in room status to the Front Office.
