Northpoint Realty Partners is a full service owner-development and construction management consulting firm that specializes in ground up construction and repositioning of commercial, residential, and mixed-use properties.

Provides executive project oversight for repositioning, capital improvement, base building, and tenant interior projects on projects ranging from $250,000 to over $30MM as well as strategic planning for business operations, preconstruction, budgeting, facilities, and implementation.

Develops new business for the company by leveraging existing broker and client relationships, creating awareness in the real estate community, and creating strategic marketing materials from scratch.

The Mark Apartments ($50M) is a high rise repositioning project conversion of an extended stay hotel into a 227-unit Class-B+ apartment building. The $11MM in upgrades includes apartment interiors, amenity areas, a complete reconstruction of the site and parking areas, and massive MEP and infrastructure upgrades.

2461 Eisenhower Avenue ($100M) is a commercial high rise repositioning project in Alexandria, VA, consisting of 360,000 RSF Class-A office space with a total project value of $33MM. The project is currently in the design and preconstruction phase for the installation of a new HVAC system, massive electrical and fire alarm infrastructure upgrades, common and amenity areas, and complex floor leveling

1701 Pennsylvania ($10MM+) is a 200,000 RSF Class-A commercial office building overlooking the White House undergoing a major HVAC replacement project as well as common and amenity area upgrades totaling over $10MM over several years. Responsibilities include assisting the asset manager and property management team with the oversight over all design and construction projects as an owner’s representative, coordinating directly with the building ownership, property management, and leasing team, developing capital budget forecasts, and coordinating tenant fitouts on behalf of the Landlord.

Project Executive, KGO Project Management, Washington, DC (May 2012 – October 2014)

KGO is an independent project management consulting firm that specializes in owner representation, primarily for commercial interior construction projects in the Washington DC area with annual revenues totaling $1.2M.

Developed new operational efficiencies and project implementation strategies by defining and creating performance metrics that help increase employee output as well as project profitability.

Provided executive project oversight over a team of project managers and APMs for commercial interior construction projects including: hiring architects/engineers, general contractors, and other FF&E owner vendors, and managing the entire design, construction, and relocation process.

Humphrey Rich Construction Group – Hilton Renovation in McLean, VA (January 2011 – April 2012)

Co-managed the renovation of the Hilton Hotel in McLean, VA ($15M), which was an occupied renovation-in-place for a 460 room hotel adjacent to Hilton’s Headquarters, including a brand new HVAC system.

Ameresco, Inc. – ESPC for The US Senate Offices in Washington, DC (February 2010 – March 2011)

Oversaw pre-construction and construction management of an Energy Savings Performance Contract for the US Senate Offices ($45M) Design-build contract designed to reduce energy costs by $90M over 20 years.

MSS Services, Inc. – Adelphi Research Lab and Fort Detrick (June 2009 – February 2010)

Contracted through the Army Corps of Engineers as an owner’s representative at the Adelphi Research Lab & Fort Detrick for various construction projects including the $500MM US USAMRIID Replacement Project

Development Associate/Project Manager, Duball, LLC, Bethesda, MD (November 2007 – May 2009)

Duball is a real estate development company that specializes in high-end mixed use and multifamily projects.

Assisted in the management of the design and construction teams and served as a liaison to clients and condo purchasers, ensuring satisfaction, quality control, and successful settlement of residential and retail units.

Conducted research and analysis of market and financial data for current projects as well as potential acquisitions and future projects and project comparables.

Lionsgate Downtown Bethesda ($120M) is a high-rise luxury 158-unit condominium averaging $800/SF with 14,000 SF of ground floor retail and achieved substantial completion in May 2008.

Coordinated grand opening and closeout efforts while maintaining a high level of buyer satisfaction during the 2009 economic downturn, to aid in the settlement of 100 of the 110 pre-sold units and generate $85M in revenue to pay off the construction loan within three months of project completion.

Coordinated retail leasing so that 75% of the retail space was leased within six months of project completion leading to the sale of the retail component and a generation of $13M in project revenue.

Rand Construction is a national general contracting company with annual revenues of $300M.

Oversaw the construction of small and medium sized tenant fit out and major interior renovation projects and partook in larger high end interior construction projects ranging from $25,000 to $15 Million.
