Compiled and negotiated a 5 year, $2,500,000 per annum renewal and expansion leasing agreement with URS Corporation catapulting the 3 buildings asset value by $10 million USD.
Developed the agreement after exhaustive negotiations making amendments to building structure to cater to various requirements.
Directed and completed a $5.5 million USD refinancing with Wells Fargo, negotiating with banking officials to conclude the deal in 40 days versus the average 90 – 120 days.
Acted as the Project Manager during a renovation of a 48,000 sq. ft. building including major changes to HVAC, electrical, exterior and parking.
Instrumental in devising the strategies to sell a 138,000 sq. ft. building for $8 million purchased 2 years earlier in 2003 for $2 million taking advantage of market conditions.
Played a key project construction management role selecting Engineers, Contractors and Designers to achieve a time sensitive and demanding 100,000 sq. ft. 5 floor office tower renovation completed in an unequalled 30 days.
