Attached for your consideration is my current resume and projects list, in reference to the Vice President of Multi-family Construction position that you have listed as open. In summary, my work history relevant to this position includes a combination of experience as follows:

Executive level management and project management on multi-family new construction and renovation projects; from luxury multi-family apartment and condominium projects to prevailing wage, affordable, tax-credit housing.

Establish and implement Construction Department policy and procedures as Department Vice President.

Provide team directives as both Construction Manager and as Owner’s Representative on multiple multi-family new construction and renovation / capital Improvement apartment projects, simultaneously.

Participate in the Development Team’s due diligence process and pre-construction activities.

Hire, coordinate, manage and support consultants, staff members, subcontractors and general contractors.

Analyze bids to determine and award AIA contracts and subcontracts for multi-family apartment projects.

Qualify general contractors and subcontractors; solicit bids through the Request For Proposal (RFP) process; provide comprehensive bid packages, access to plans and specifications, bid instructions and bid breakdown forms for complete and comprehensive bid analysis’ required of each respective general contractor and trade.

Develop, prepare and complete subcontractor work scopes. Negotiate and award contracts and subcontracts.

Process completion of subcontracts and vendor purchase agreements and monitor maintenance of staff tracking logs through completion of all trade buy-outs/purchases.

Provide input and define options for the selection of construction materials, building systems, and site use.

Review and approve general contractor, subcontractor and vendor payment applications and schedule of values during periodic and final invoicing, change orders and for purchase orders.

Communicate and process RFI’s; issue plan deltas to the Development Team, field staff and subcontractors.

Communicate corporate safety plans to subcontractors and staff, and obtain subcontractor safety plans.

Obtain vendor and subcontractor close-out documents (warranties/as-built drawings/maintenance agreements).

Hire, train and manage field and office staff members.

Montecito Apartments - A 98-unit, affordable senior’s apartment, new construction project in Panorama City, CA. Architect of Record – VTBS. Structural Engineer – Ming & Assoc. Civil Engineer – Pacific Coast Civil. Configuration: 2 buildings consisting of 98-units (29 and 69), on separate lots (a short distance down the street from each other, but on opposite sides). Each is a 3-story, Type V over Type I podium, apartment project, built for seniors (1- Bedroom units). Each building sits over one level of subterranean parking. The buildings were designed three years apart, with different code requirements and building elements which corresponds to the design period. Each podium courtyard contains landscape, hardscape and recreational areas. Montecito 1 also has a pool built at grade adjacent to the podium level. The project was constructed under a Project Labor Agreement (PLA) administered by LAHD’s Community Redevelopment Agency (CRA). Montecito was also targeted to be built to obtain LEED Silver certification but surpassed that to achieve LEED Gold Certification. Participation: Construction Manager from site acquisition through project construction completion and turnover to Asset Management for lease-up.

Royale Apartments - A 36-unit, affordable apartment, new construction project in Westminster, CA. Architect of Record – Withee Malcolm. Structural Engineer - Gouvis. Civil Engineer – Pacific Coast Civil. Configuration: 36-unit, 3-story, Type V over Type I podium, apartment project, built as affordable housing for families (3- Bedroom units). The north building sits over two levels of parking, one of which is subterranean. The south building sits over one level of parking at grade level. The podium courtyard contains landscape, hardscape and recreational areas. Participation: Construction Manager from site acquisition through project construction completion and turnover to Asset Management for lease-up.

Avalon Anaheim Stadium - A 251-unit, mixed-use, luxury apartment new construction project in Anaheim, CA. Architect of Record – Withee Malcolm. Structural Engineer - VCA. Civil Engineer - Fuscoe. Configuration: A mixed-use project. 251-unit, 5-story wood-framed, Type III over Type I podium (2 levels of parking, the lower level being subterranean), apartment project, with retail space and an attached leasing office, fitness facilities and amenity spaces. The podium courtyard contains a pool, spa, water feature, landscape, hardscape and recreational areas.

Participation: Senior Project Manager from project acquisition to the final phase of apartment construction and turnover to Residential Services for lease-up. Bid out and contracted trades and managed construction from acquisition to final completion. The AvalonBay’s construction team’s work included substantial demolition and reconstruction of installed elements, as the AvalonBay construction team far outpaced the AvalonBay development/design team. This was deemed an acceptable risk which was successfully assumed by AvalonBay as necessary to complete construction and occupy the apartments prior to The Hanover Company’s 265-unit project being constructed directly adjacent to the AvalonBay project.

Avalon Jamboree Village - A 280-unit, luxury apartment, new construction project in Irvine, CA. Architect of Record - Architects Orange. Structural Engineer - VCA. Civil Engineer - Huitt-Zollars. Configuration: 280-unit, Type V, 4-story, multi-family, wrap style, apartment project with an attached leasing office, fitness facilities and amenity spaces. The separate courtyards contain a pool, spa, water features, landscape, hardscape and recreational areas.

Participation: Senior Project Manager from early March, 2007 through June, 2007. Managed C.D. process and demo of existing structures prior to transitioning project management duties to a Project Manager at AvalonBay’s Newport Beach Office once grading had commenced.

Avalon Warner Place - A 210-unit, luxury apartment, new construction project in Los Angeles, CA. Architect of Record - Architects Orange. Structural Engineer - VCA. Civil Engineer - Stantec. Configuration: 210-unit, Type V, 4-story, multi-family, wrap style, apartment project with an attached leasing office, fitness facilities and amenity spaces. The separate courtyards contain a pool, spa, water features, landscape, hardscape and recreational areas.

Participation: Senior Project Manager from July, 2006 to hand-off in February, 2007. Bid out and contracted all trades up to up to finish work, and managed construction from initial demo, grading, sub-grade utility and civil work to concrete placement on first 3 segments of apartments, and the parking structure through level two; and also into the first phase of apartment framing. Transitioned project management duties to a Project Manager at the AvalonBay Encino Office shortly after framing had commenced.

Canyon Oaks at Windemere - A 250-unit, market-rate apartment, new construction project in San Ramon, CA. Architect of Record - Architects Orange. Structural Engineer - VCA. Civil Engineer - CBG. Configuration: Ten apartment buildings, a separate leasing office building with a pool/spa area. The apartment buildings consist of ten, 3 story walk-ups (one, 10-unit, and nine, 20-unit buildings) w/tuck-under parking. Participation: San Ramon Area Project Manager from early June, 2005. The project had all foundations poured, framing was approximately 85-90% complete and three buildings were turned over to Property Management when I was given the additional opportunity to manage this project. Construction was completed and the project was turned over to Property Management in October, 2005. Fairfield’s close-out was completed. This project went into escrow at the end of April, 2006 and closed with the buyer in June, 2006. Mill Creek at Windemere - A 400-unit, market-rate apartment, new construction project in San Ramon, CA. Architect of Record - Architects Orange. Structural Engineer - VCA. Civil Engineer - CBG. Configuration: Twenty apartment buildings, a separate leasing office, a Ramada and pool/spa area. The apartment buildings consist of twenty, 3 story walk-ups (twenty, 20-unit buildings) w/tuck-under parking. Participation: San Ramon Area Project Manager from early June 2005. The project had all of the foundations poured and approximately 12 of the 20 buildings framed near completion, with 8 buildings and a Ramada that required framing completion when I was given the additional opportunity to manage this project. No buildings were turned over to Property Management at that time. Construction was completed and the project was turned over to Property Management in mid-April, 2006. Fairfield’s close-out was completed. This project went into escrow at the end of April, 2006 and closed with the buyer in July, 2006.

Muirlands at Windemere - A 350-unit, tax-credit, affordable apartment, new construction project in San Ramon, CA. Architect of Record - Meeks and Partners. Structural Engineer - VCA. Civil Engineer - CBG. Configuration: Eight apartment buildings and a separate cabana building at the pool/wading pool area. The apartment buildings consist of five, 3-story walk-up buildings w/tuck-under parking, one of which contains the leasing office, and one of which contains the community services offices. Additionally, there are three, 4-story elevator buildings w/tuck- under parking.

Participation: Project Manager from early February, 2005. The project had all foundations poured when I was hired as Project Manager. It was approximately 20 - 25% framed, with major challenges on the 4-story elevator buildings left to be resolved. I completed the RFP’s and trade buy-out through finishes. Acacia on Santa Rosa Creek (Santa Rosa, CA) - 277 market-rate, new construction apartment project. 3-story walk-ups/tuck-under parking - Project Manager. Completed last 35 - 40% of project buy-out. Managed the construction process from 30% of slab completion through Leasing Office occupancy.

Bayview (San Rafael, CA) Interim Project Manager on an 87-unit reconstruction apartment project.

Waterford Place (Dublin, CA) - 390-unit, 4-story, mixed use (apartments/retail) new construction project, surrounding a 4-story parking structure (wrap style) - Assistant Project Manager. Completed buy-out from ground up. I was promoted to Project Manager at that point.
