Construction Manager CalAtlantic Homes Denver CO June 2015 to Present

Production home building for The Gardens Project in Golden, CO. I supervised the entire day to day management of 5-10 homes at a time. Scheduled the projects using Hyphen Solutions Build Pro, and CLEAR for the warranty work that was required for each residence. Responsible for all aspects of the construction process, managing the trades and leading the Home Owners through orientation to house close.

Project Manager Mix use– Rico, CO - Denver, CO May 2012 – June 2015

Project managed several commercial and residential remodel projects in the San Juan area. These projects ranged from a complete remodel. . On the commercial side, redesigned and rebuilt several failed balconies on a high end condominium project. Moved to Denver, CO in January of 2015.

JKH Construction – Phoenix, AZ July 2008 – May 2012

Energy Star Qualified Builder

Successfully completed two adjacent ground up (only exterior walls remained) residences doubling square footage from 1,562 S.F. to 3,268 S.F.

Designed, estimated, created and awarded contracts to Subcontractors. Managed 16 groups of subcontractors which required scheduling, hiring, firing and overseeing quality. Ensured products were built to strict EPA’s Energy Star 2.0 guidelines, but passed to achieve the 2.5 level. I was only one of three builders in the entire Phoenix metropolitan area to be awarded EPA’s Energy Star 2.5 rating.

I Became a Licensed Arizona Contractor. Successfully completed several remodel projects in the Phoenix area, kitchen and bathroom remodels which required complete demolition with re-construction requiring all new: Cabinets, appliances, sheetrock, painting and flooring. Supervised all Owner supplied sub-contractors.

The Rico project was a full on conversion of a historical warehouse into a high end studio apartment located on Main Street, Rico, CO. The project required the complete demolition of a steel-forge shop, redesign, estimate, budget creation and the Superintendent of Plumber, and Electrician and laborers. All other work was done by me from sheetrock, flooring to cabinet install.

Project Manager Commercial/Hospitality

Project managed the following projects that ranged from $1.5MM to $17MM:

The ground up 4-story 69,000 S.F. Hampton Inn in Prescott Valley, AZ

Duties included all project pre construction services, prime contract creation, sub-contractor contract creation, monthly job costing/forecasting reviews, pay applications, and invoicing.

I lead the weekly Architect & Owner meetings and supervised the various project teams that included Superintendent, Assistant Superintendent, Senior Project Engineer, Project Engineer and Job Accountant to ensure the project profit.

The ground up 3-story 69,000 S.F. Marriott Residence Inn in Prescott, Az. Seven months into the project had to temporally assume the responsibilities of Superintendent. Mentored Assistant Superintendent, through the process of leadership, maintaining the budget/schedule, and how to effectively deal with all the different Sub-contractors on-site. The project was successfully completed at the budget and original schedule despite numerous challenges and setbacks.

Duties included all project pre construction services, prime contract creation, sub-contractor contract creation, monthly job costing/forecasting reviews, AIA pay applications, and invoicing.

I lead the weekly Architect & Owner meetings and supervised the various project teams that included Superintendent, Assistant Superintendent, Senior Project Engineer, Project Engineer and Job Accountants to ensure the project profit.

A new ground up Starbucks Coffee in Flagstaff, AZ. This particular project brought more profit to the company than any other for the 2005 year.

Remodel of the old Just for Feet building on the N.W. corner of Tatum and Shea Blvd in Phoenix, AZ. Remodeled one building into three separate spaces that contained T-Mobile, The Vitamin Shoppe, and Coffee, Bean and Tea. Overcame numerous challenges including required slope for plumbing waste, but most importantly all the effects that came with newly created ADA requirements. Created a lasting relationship with a very demanding Owner.

Wespac Construction – Phoenix, AZ June 2004 – August 2005

Estimator/Project Manager

Specialized in pre-construction services: Conceptual, Schematic, Design Development, to Construction Drawings ready for bid. During each of these phases the primary goal was to control and maintain the project’s original budget using Value Engineering techniques.

Created several custom homes estimates with prices from $850,000 remodels to a 34 unit custom home project priced at $41,000.000 with accompanying site work at $4,400,000.

Other projects were a 9 unit town home project, a 54 unit town home project, a 92 unit condominium, and a 96 unit high end mid-rise located in Old Town Scottsdale with the shell price at $21,000,000 which was completed as bid, and maintained profit. Hard bid two public work projects (Senior Centers for the City of Phoenix) that were successfully completed by Wespac at original profit.

During the last year I had estimated in excess of $110,000,000 worth of projects.

In June of this year I also accepted the Project Managers position of a $1,400,000 custom home (of which I estimated as well) located at D.C. Ranch in North Scottsdale, Arizona. I was the first person in the history of the company to have such a dual role.

Robson Residence – Phoenix, AZ 2003 – 2004

Project managed the work in process construction of a 21,000 S.F. residence for

Owner. The budget to finish was 8.8mm

Duties included overseeing all phases of the construction process. Completed the Estimate/Budget to finish, a Schedule and Forecast system for a project that was at a standstill. This “system” was necessary do to the fact that no proper construction format was in place. Weekly priority lists were presented to the owners and the job team.

Brought in and lead the various Architecture teams on producing designs to incorporate into the project so that the schedule could be maintained.

Kitchell Custom Homes – Phoenix, AZ February 1998 – January 2003

Senior Project Engineer/Project Superintendent

Project engineered several Custom Homes that were $250.00 per S.F. to $1,200.00 per S.F, with sizes ranging from 5,000 to 38,000 S.F.

I was promoted to Project Manager and Superintendent in a newly created remodel division, the only employee ever to do so and successfully completed projects with budgets of $85,000 to $2,600.000.

Pre-Construction services: Estimated the projects from site visits and blueprints, conducted value analysis, created the budgets, and general conditions. Formally presented the entire budget/proposal to the clients for approval.

Project Management: Responsible for over-all project management. Created the prime contract with owner of project. Established the chart of accounts and implemented the budget into the job cost system. Wrote specific job scope contracts with all subcontractors, coded invoices to accounts, owner signed change orders, first of the month pay-applications and month end forecasting. Managed the budget to ensure job end profit.

Land Development: Implemented sets of procedures for the entire projects, underground infrastructure layout, permitting, building site excavation, to final landscaping. Procedures would include signage, temporary and permanent utilities, fencing, sanitation, curbing and the procurement of all necessary permits for development. Established any land ordinances which would include the Natural Area Open Space (NAOS). Comply with any set- backs and right of ways.
