As National Director, my duties included:
Oversight of eight (8) Emeritus Divisions, with approximately 70 communities in each, for a total of 508 communities within the portfolio
Constant interaction with Division Directors of Property Management to include: Capital budgeting, best practice implementation, equipment replacement evaluation, meetings, conference calls, webinars, full and partial community renovations
Project manager at (15) community renovations

June 2006 to March 2013 – Corporate Property Manager, Emeritus Senior Living
As Corporate Director, my duties included:
Working with Director of Purchasing to interview new national vendors and resolve issues with established suppliers
Assist all eight (8) Divisional Property Managers, [DDPM] with various issues from regulatory disruptions, property management, purchasing and all other physical plant issues that arose
Was the main link between Emeritus and investor/landlords, as far as completed and mandated repairs or changes
The Project Manager for approximately [30] Sun West renovations for two (2) years, with a total of $30 Million in total budgets
Interviewing, hiring, training, and mentoring all new DDPMs. I was also asked to develop and monitor all capital expenditures and budgets monthly
March 1995 to June 2006 – Divisional Director of Property Maintenance, Emeritus Senior Living
As Divisional Director in the Eastern Division,
Responsible for all physical plant issues in (72) communities along the East Coast
Implemented up to date best practices for maintenance and housekeeping departments
Conducted monthly maintenance meetings for all regions, and was a facilitator/trainer at all divisional meetings
Was the Project Manager at all renovation projects, and at times had twenty (20) projects on going, in one year
Control and approval for all capital, and everyday expense budgets
Hiring and training of all on-site maintenance personnel.
May 1993 to March 1995 – Maintenance Director, River Oaks Retirement Center, Englewood, FL, Emeritus Senior Living
Responsible for:
Repair of all systems in community: HVAC, walls, roof, windows, boilers, painting, floor care, landscaping, irrigation, plumbing, electrical, and kitchen equipment
All life/safety equipment checks and managed all vendors and contractors that worked in our community
Hired and trained maintenance assistants and housekeeping staff
Worked closely with Administration and Sales and Marketing to prepare all living spaces to specification and also assisted residents in transition in and around the community.
Achievements:
Helped increase census at River Oaks from 80% to 100% with a waiting list
Improved Southeast Division cleanliness and Housekeeping practices throughout (75) communities, while running [15 to 20] renovation projects annually
Managed over 100 Building Renovations for approx. $130 Million, on or close to budget
Developed and wrote a [100] page Maintenance and Life/safety manual for Emeritus
