2/2013-1/2014 City of Santa Ana, MANAGER OF THE SANTA ANA REGIONAL TRANSPORTATION CTR.
Temporary in-house Property Manager of The Santa Ana Regional Transportation Center (SARTC) that included the collection of rents from eleven major tenants such as Metrolink; Amtrak; City, County and State Departments, etc.; maintenance and repair of the facility’s 47,000 square foot building and four story parking structure that accommodates 3,000 commuters on a daily basis; in charge of the 24/7 security task force as well as the custodial staff; successfully collected past due rents in the tens of thousands of dollars in just months; responsible for the extension of the existing leases with the aforementioned tenants and the continuous building of relationships with each of the tenants.
7/2010-1/2012 Carrington Property Services, Santa Ana, Ca. DISTRICT MANAGER
District Manager in charge of 17 outside property management companies from California to New Mexico. My major responsibility was to keep the exiting tenant in place after FNMA had taken the property back through the foreclosure process. Another responsibility attached to keeping the tenant in place (TIP Program) was to maintain and repair over 500 properties that were being occupied by said tenants on a monthly basis. Lastly, I was also responsible for the evaluation of foreclosed properties from Southern California to the Arizona border.

My job was that of General Manager and Secretary to the Board of Directors for this multi-million dollar homeowner association. This was a community of 3,500 homes where I supervised 52 employees, contractors, landscape crews, recreation staff, etc. Public relations was always at the top of the list and building relationships was a must. This consisted of establishing recreational programs, being the Chairman of the Architectural Committee, the maintenance and operation of the 14,000 square foot club and 36 acre lake as well as troubleshooting all developer and homeowner problems.

My duties included the eviction process, troubleshooting, the rehabilitation of the properties, marketing, buyer pre-qualification and the close of escrow, all in a timely manner. I was one of 20 Recipients of the 1999 Top Performer Award for the Highest Net Asset Recovery for Washington Mutual after representing the bank for only six months. That was the last year the award was given.

My responsibilities included the management, rehabilitation, listing, troubleshooting, negotiating and monthly multi-million dollar sales of REOs in Los Angeles and Orange Counties. I was also accountable for monthly projections, accounting, appraisal reviews and the management of the office as I was the Broker of Record. My accountability for each property started from the eviction process to the close of escrow. We averaged 35-40 closings per month.
