I worked collectively with developers and architecture firms from the ground up on project planning and design. I created and managed the budgets and operating costs. I enjoy the daily interaction with the construction team and trades to oversee and maintain the construction flow necessary to meet the project milestones. It was my responsibility to ensure that these projects were delivered on time and within budget, if not below budgetary costs. It was within my scope to report on costs, oversee the scope of work for each supplier or trade, negotiate contracts, manage the daily aspects of the sites and problem solving on all levels. Project/Contracts Manager
Low and Mid Rise Division 2014-November 2015
Manage and coordinate the design review process and value engineering sessions. Develop initial project plans from the concept stage to working drawings with Architects, Consultants, Engineers and Municipality. Establish initial project budget for financing review and the anchor budget for each project, including pro-forma cash flow purposes.
Built a cohesive team with Architect, Engineers and Consultants to finalize plans and engineering including post permit issuance revisions with all architectural, mechanical, structural, electrical and service plans for project tendering, contracts and eventual construction of the project. Successfully tendered and negotiated all applicable contracts under budget including management of the trade group through the construction process to project completion on schedule. Oversee and evaluate pre-construction and construction progress on a daily and weekly basis to ensure conformance with scheduling, budget and contractual requirements. While, reporting directly to the President of Building operation, I managed the Contracts department.. Conducted the tendering, contract negotiation and administration of contracts, invoices, change orders, custom purchaser revisions, optional extras, price books through the marketing/sales and construction process for all Low and Mid- Rise building forms for ten (10) projects amounting to 1800 homes. Prepare and managed Contract budgets for Sales, against actual Construction costs and for future job costing. Successfully negotiated contracts under budget while, averaging well under budget per house Contributed to the building of higher quality homes, in conjunction with the Construction and Service Managers, through constant reinforcement of our quality commitment from our trades and ensuring they provide superior customer service to meet our customer satisfaction objectives and values. CONTRACTS MANAGER LOW AND MID RISE DEVELOPMENTS 2003-2007 Reporting to the Vice-President of Purchasing, led the tendering, contract administration and management of administrators for eight low-rise projects ranging from 100 to 800 homes each. Prepared budgets for sales openings for the Eastern Greater Toronto Area Divisional sites. Ensured trades were performing to Mattamy’s standards, and completion of scope of work, through spontaneous site visits.
Conducted weekly contract review meetings with the Vice-President of Construction and their team to assess trade performance on current projects, progress of tender files, site/trade issues, new divisional initiatives for home finishes, and developed contract scope of works for accuracy in the current market. Reviewed and revised scopes of work for every new project. Tendered multiple projects in the division while reviewing architectural plans, brochures, sales documents/schedules and engineering reports. Negotiated with, and awarded to, contractors and contract administration for the duration of the project.
Approved invoices, conducted product research and responded to periodical incoming questions and concerns from other associated departments (i.e.: Land, Construction, Décor and Customer Service). Convened with other divisional Contract departments to develop and manage cross divisional contract issues, initiatives, Energy Star and OBC revisions.
