Started up Saratoga / Renaissance Homes Houston. Recruited and contracted by El Paso private builder with 28 years experience to launch the Houston division. Within 120 days located, negotiated and purchased over 100 lots. Created 24 new floor plans (entry level and semi-custom product). Negotiated vendor and trade agreements. Secured purchasing agreements for all commodities. Recruited construction manager. Managed P & L overseeing all operations including bank financing and construction loans. First two communities open. Initial closings showing net profits of 15-17%.

Started/Operated D.R. Horton Homes Houston – South Division. Recruited team of over 150 employees. Placed management team for Construction, Land, Sales, Purchasing, Finance, Customer Service, Mortgage, and Title operations. Secured strong vendor and labor relationships leading to stable growth in unit production and revenues. Developed lasting relationships with employees, trades, vendors, landowners, developers and engineers.

Reversed $20M in annual losses to $10M in profit at D.R. Horton Homes within in two years. The company was losing over $20M annually in Houston. Enhanced customer service, performance measures and employee development. Instituted a 5-year strategic growth plan. Improved sales in market that has been down 34%.

Started up D.R. Horton Homes in Louisiana and Mississippi, leading to over $130M in annual revenue. Hurricane Katrina devastated Louisiana and Mississippi. Led a team into the region, leading negotiations to purchase local homebuilders, buy land, and purchase destroyed properties, as well as work with local and state governments. D.R. Horton now builds over 1,100 homes a year in Louisiana and Mississippi.

Dominated the market, generating over $64M in revenue for D.R. Horton Homes. Recruited to turn around struggling sales in North Texas. Researched market and uncovered opportunities for distinguishing D.R. Horton homes from the competition. Collaborated with sales partner, selling and closing over 200 homes in the first year and another 200 homes the second year.

Recruited new business and implemented strategic growth plan, increasing city’s sales tax base by 400%+. City’s population was aging and with no new growth, forcing an increase in property taxes to pay for basic services. Aggressively recruited new business, created a strategic plan for growth, and hired a professional city staff. Within seven years, population grew from 38,000 to over 55,000 and stimulated over $400M in commercial development.

Hit target closings of over 200 in 2014. On pace to achieve corporate target of 235 plus closings in 2015. Responsible for leading corporate sales training sessions.

Owner, Serenity Homes of Texas, Houston, 2011. Established partnership with 17 year construction/development veteran . Utilizing 30 years of combined home building experience to create a unique, high quality brand of semi-custom and custom homes. Through long held relationships, utilizing production builder pricing and labor costs. Have retained Houston’s most respected and awarded architects, Sullivan, Henry & Oggero for unique and new home designs. Have secured “A” locations in custom and coveted master-planned communities.

Division President, Saratoga Homes, Houston, 2010 –2011. Contracted to create new Houston division including securing bank/finance relationships, the design of new product, locating and purchasing initial retail lots, negotiating all commodity pricing, vendor agreements, and trade labor rates. Originated 18 month strategic plan for positive growth and profitability. On target to reach over 60 units in initial 18 months and 150-200 units in year two of operation, generating over $32 Million in revenue.

Consulting with local governments across the State of Texas including Friendswood, Hurst, Hutto, Cedar Park, Pearland, Sugarland, Missouri City, and El Paso.
