Duties will include: Works with the Area Supervisor in formulating budgets for the upcoming year, responsible for staying within the established budget throughout the year. Performs evictions, utility cut-offs, and landlord liens as required on delinquent rents, provides constant vendor/contractor communication regarding work scheduling, billing, vendor. Hires, trains, motivates, supervises, and terminates all on-site staff in order to achieve operational goals of assigned properties. Ensures that lease files are complete and that completion of leases is being executed properly. Attends scheduled corporate management meetings,

maintains records on all aspects of management activity on a daily, weekly, and monthly basis. Submits required reports to corporate office on a weekly and monthly basis. Maintains positive customer service attitude, made periodic inspections with residents of move-in/move-outs, Initiates and implements policies/procedures to maintain resident communications. Physically walks and inspects property on a regular basis; verifies condition of vacant apartments. Coordinates with maintenance and make-ready staff to ensure timely recondition of apartments after move-out. Conducts market surveys monthly and provides trend report information. Shops competition and is aware of neighborhood market conditions.
