TRANE 05/2001 - 06/2015

• Senior (Turnkey) Project Manager

Work directly with the owners / designers to develop and sale existing building solution to improve the operations and facilities, including energy evaluations, design build, retrofit, performance contract project, planning, project scheduling and cost estimates, among others. Perform project implementation as a project manager including budget, schedules, cost analysis, forecasting and specifications among other tasks. Perform equipment selections for energy saving project and subcontractor’s performance work inspections. Managed project implementation in USVI, BVI, Aruba and Puerto Rico.

• Project Manager BAS

Project management implementation, including job turnover meeting from sales dept., meeting with engineers and estimator to get project set up. Work with engineers to get initial submittals; setting up billing and SOVs for contractors; attending job site meetings; quality control for subcontractor installation; write scopes and process all change orders; monthly billing to customers and invoicing for subs; scheduling Techs to commission jobs; work with final commissioning agents; assist engineers with any scope and sequence modifications and make sure they get on drawings; help complete As Built drawings and finish up job close out documentation.

• Chief Engineer

Maintain and oversee all maintenance operation and capital projects to Marriott standards by utilizing management procedures, guest and associate satisfaction, leadership skills, technical engineering knowledge (electrical, mechanical, HVAC & plumbing) and administration. Keep Kitchen, Bakery, meeting rooms and casino in excellent working condition. Physical plant operation, maintenance and inspection. Equipment and rooms preventive maintenance and renovations. Monitors energy conservation and environmental protection. Establish annual budget and administer the same by using the Marriott budget system.

Achievements:

• Develop and implement Hurricane emergency guidelines and procedure for the Hotel.

Work on the major remodeling of the Casino to increment the slot machines and tables, increasing the casino earnings.

BELMEC CONSTRUCTION, INC. 07/1990 - 12/1994

• Mechanical Project Manager

Directed, assigned, coordinate and schedule manpower requirements for specific projects. Prepare project material and equipment estimates and purchase orders. Prepare submittals, O&M manuals and warranties for owners. Develop and track project activities schedules. Develop and coordinate Schedule of Values (SOV) for billing purposes and process monthly invoices. Managed multiple projects in various stages of completion simultaneously. Job cost control, project estimates, change orders and other administrative responsibilities. Managed and instruct subcontractors and equipment vendors to keep projects activities on schedule.
