CAREER SUMMARY

Direct all operations of a 202/811 HUD funded property including revenue, expense management, profit and other financial goals while consistently providing residents, vendors and employees with the highest quality of service and support. Manage all aspects of the leasing and maintenance for property. Advertise vacant units, screen prospective tenants in line with government regulations, explain lease terms and property features; draft & execute residential leases, collect and hold lease deposit monies in appropriate bank account. Establish, negotiate and implement cleaning, landscaping, repair and maintenance contracts on behalf of company; Ensure timely disbursement of funds for mortgages, property taxes, insurance & contractors invoices. Periodically inspect properties to ensure satisfactory levels of safe, sanitary and security and to determine necessity of repairs or maintenance. Issue and enforce legal notices to tenants in the event of any breach of any lease agreement term or condition. Investigate and resolve any complaints, disturbances or violations in respect of the rented units. Provide company with monthly, quarterly and annual detailed financial reports. Maintain records of City permits applied for and issued for any and all repair and maintenance work. Ensure that property comply with the American with Disabilities Act, the Federal Fair Housing Amendment Act, and local fair housing laws. Directly responsible for managing Emergency Solutions Grant(ESG) to include grant management, supportive services, utilizing innovative approaches to assist homeless persons with mental health impairments in the transition from homelessness to self-sufficiency. Direct supervision of two(2) Case Managers.

Managed and coordinated FEMA funded paraprofessional crisis counseling services amongst three service providers. Peace River Center, Tri-County Human Services and Winter Haven Behavioral Health Division. Directly supervised three (3) Team Leaders and thirty-six (36) Crisis Counselors that provided crisis-counseling services to hurricane survivors from Hurricanes Charley, Frances, and Jean. Coordinated outreach activities, attended community meetings with local agencies assisting in the disaster, partnered with long-term recovery committees, and compiled referral information. Prepared weekly activity logs and summary sheets for services rendered.

Examined and analyzed a wide variety of disability applications, e.g., reconsideration, continuing disability review, reopened/revised, court ordered, and initial; determined proper jurisdiction; determined that appropriate development relating to new legislation and/or court-ordered actions had been completed by the Social Security Administration (SSA); and accessed computer records via AS400 to resolve jurisdictional and/or technical issues. Made appropriate decision of disability by allowing or denying claim.

Responsible for educating individuals with disabilities about the effects earned income will have on their SSI/SSDI benefits to include Medicare/Medicaid. Conducted presentations via community outreach and marketing. Facilitated employability skill workshops.

Coordinated activities of career placement services for students and graduates: Assisted individuals to develop employment plans based on appraisals of aptitudes, interests, and personality characteristics and to plan curriculums accordingly. Contacted prospective employers to determine needs and to explain placement services. Arranged on-campus interviews between employers and graduating students to facilitate placement of graduates. Taught career development and employability skills curriculum. Conducted presentations as needed.
