Develop and maintain knowledge of current markets; solicit, review, market research and evaluate all potential acquisitions within the current and potential markets.

Execute and support all due diligence activities, processes and documentation for sourced acquisitions. Participate in the financial underwriting of each sourced acquisition. Prepare and present written and oral presentations to the company on any new acquisitions and newly entered markets.

Perform annual analysis of each property to ensure profitability and continued fit within the portfolio and make recommendations of necessary changes when needed as well as Lease negotiations.

Perform Market Metrix surveys to determine satisfactory property ratings and address any and all issues were survey score is less than company standard. Oversee all staff associated with each property.

Perform routine property inspections to include: repair coordination; capital improvement projections, bidding and budgeting; P&L statements, Project Management, etc.

Review and approve all vendor invoices, address any concerns and submit for payment.

Establish new relationships and continue current relations with HOA Boards and/or investors for all properties. Attend any necessary association meetings as representation for the company.

Budget analysis and R&M control on monthly basis as well as variance and future projections.

Attend trade shows to establish new relationships with rental companies, service providers, property owners and site management as well as brokers.

Establish marketing measures to increase property available for company utilization.

Coordinate and follow-up with contractors to ensure that all housekeeping and maintenance issues are completed and company standards are being met

Manage all title review tasks as required by the HUD Mortgagee Compliance contract. Foreclosure management oversight with emphasis in REO and bank owned property.
