On site Manager over saw operations for improvement of residential and commercial properties, totaling 1902 units.

Managed a staff of 75-80 employees, including Building maintenance, Administration, Records, Inventory, Purchasing, Janitorial, Security, Golf course operations, Landscape and Grounds, Clubhouse, Auditorium, Pro Shops, Pools, Tennis courts and Courtesy bus.

Planned, scheduled, and coordinated general maintenance, preventative maintenance, major repairs, remodeling, and construction projects for residential and commercial properties.

Successfully negotiated the reduction of utilities cost with the city of Pembroke Pines.

Obtained several variants from Broward County regarding elevator codes.

Instrumental in changing Florida statute for fire alarms for existing buildings without alarms.

Oversaw the renovations and upgrades for all elevators totaling 62.

Designed and implemented a wireless communications system for elevators. Eliminating reoccurring telephone line costs.

Responsible for renovations to the 18 hole par 72 golf course twice.

Paved entire complex approximately 8 miles of roadways plus parking.

Negotiated bulk cable TV contracts.

Negotiated and inspired residents to get involved with recycling. Community received income from waste contractor.
