• Implement new lead-based paint regulations

• Perform housekeeping inspections and monitor others per maintenance

• Manage Market rental properties, data entry from start to finish

• Transmit 50059, process addendums and obtain signatures

• After submission check Tracs errors report, repair & resubmit.

• Follow-up on lease violations, Public Housing & Redevelopment, Section 8 Project Based. Proceed

with lease violation as needed.

• Lease termination – prepare packets, attend hearings and court for evictions. Obtain Writ of

Execution as needed if client does not move-out willing.

• Court Evictions

• Community service compliance, track progress, leases termination if needed.

• Check and track Earned Income Disregard (EID).

• Work with vendors for new services, as needed.

• File review with MHFA, Section 8 Project Based properties.

• Schedule interviews for top of wait list

• Approve all charges billed to the tenant.

• Track compliance on-line for Section 8 Project Based units

• Enter utility allowance changes into computer and re-calculate rent.

• Track past tenants that owe money and submit to Revenue Recapture.

• Fraud investigation.

• Track parking, assign parking stalls.

• Type and send Certificate of Rent Paid (CRP) for all Public Housing, Section 8 Project Based Units

and Redevelopment tenants, past and present.

• Create tenant and family handbooks and monitor for changes as needed.

• Assisted Housing Board packet information monthly.

• Monitor resident’s absence to comply with admissions policy

• Monitor and track status of all unit turnovers, fill vacancies, coordinate with maintenance, contact

utilities.

• Assist resident and their families in resolving concerns and issues. Conduct family forum meetings

• Assist family and managed units in resolving concerns and issues.

• Effectively implement HUD and MHFA policies relating to all aspects of assisted housing program

delivery.

• Coordinate Annual Open House & advertise.

• Coordinate fund-raisers as necessary

• Maintain contacts with human services agencies.

• Provide information and referral services to agencies for current clientele.

• Responsible for performing Uniform Physical Conditions Standards inspections (UPCS) annually

on all Public Housing & Section 8 Project Based properties.

• Responsible for Section 8 inspections

• Assist in policy development for Public Housing & Section 8 Project based unit.

• Assure compliance with HUD reporting requirements on forms HUD 50058, 50059.

• Provide backup to program assistant as needed.

• Manage Market Rentals physical properties; maintain buildings & plan yearly rehabilitation projects
