Facilities Management Policies and Procedures. Managed annual operating budgets varying
between $8.2 Million, to $18 Million, Supervised 128 Military, and 150 Civilian personnel,
managed all paperwork for all daily operations . Oversee contractors for facilities renovation
projects and manages outside vendors and landlord to ensure program excellence and internal
customer satisfaction. Assured services delivered by landlord are in line with all lease agreement.
Reviewed and awarded contracts for new construction, and renovations of existing spaces totaling
up to >$6.2 Million. Oversee all procurement paperwork for supplies. Filled out performance
evaluations for personnel and counseled on job performance. Ensured and instilled team work.
Maintained a total of 83 buildings and facilities from Burlington VT, to Cape May NJ, ranging in
size from 50,000 to 1,480,000 Square feet.
PROFESSIONAL EXPERIENCE
CBRE, Inc. Iselin, New Jersey. Nov 2005 to present. FM Engineering Operations Manager.
Responsible for the planning, implementation, coordination and supervision of all mechanical
operations, maintenance, communications, energy management, and manpower development
programs for assigned properties. Supervise Engineers and maintenance staff including
interviewing process for hiring, training, personnel development, etc. Manage operational
accounts for building as required and assist in development of operating and capital budgets.
Assist in maintenance/engineering issues as required. Recommend and implement improvements
for preventive maintenance programs on an on-going basis. Develop and maintain effective
building-specific maintenance and safety procedure manuals. Coordinate maintenance efforts
with outside contractors, tenant, finish personnel, and engineers. Oversee all building systems

maintenance to Data Center systems; remain current with latest HVAC technology trends.
Assist in, and conduct the daily operations and maintenance of plumbing, electrical, HVAC and
general maintenance requirements of all buildings under my direction. Supervise maintenance
staff, assign and monitor maintenance projects. Perform preventive maintenance duties, electrical,

MRI’s. Provide General Contracting / Construction Management, Project Management, and
Project Supervisor in the construction of new medical facilities, and renovation of existing for
newest upgrade in the medical field. Ran projects ranging in value from $2.5 million, and up to
$32 million.
United States Coast Guard. Highlands, New Jersey. June, 1979 to July, 2001. Projects and
Facilities Engineering Manager. 35,000 Employees. Maintained, and repaired all facets of the
Coast Guard Engineering facilities. Conducts search & rescue and law enforcement of certain
city, state, and federal laws on US and international waters. (Warrant Officer) Responsible for all
electrical, mechanical, industrial, environmental systems and all residential facilities. Managed
and oversaw all projects for installation, new construction, renovations, and retrofits. Managed
