Villanova University 1980-2001 Facilities

Management

In charge of numerous building zones throughout campus responsible for all mechanical, electrical,

and other building trade operations. Performed inspections, repairs, and diagnostics of building

equipment to ensure proper operation of all phases of building equipment related to student

dormitories, administrative offices, and more. Building systems consisted of mechanical, electrical,

plumbing, carpentry, security and fire systems, HVAC management, locks, steam heat, and more.

Helped in overseeing of projects done by outside contractors. Last worked in an area of the campus at

which time consisted of the latest state of the art dormitory housing and facilities equipment.

Facilities Operations Manager/Commercial HVAC

Hired to become Facilities manager at one of our accounts (Apple Vacations Corporate

Headquarters) in Delaware County. In charge of all facility operations pertaining to building trades

and also to maintain and troubleshoot HVAC energy management system. In charge of acquiring and

negotiating contracts and bids for outside vendors and contractors pertaining to trash removal, snow

removal, landscaping, painting, electrical and mechanical work, housekeeping, septic systems, and

other building projects. Also served in same capacity at another of our accounts (Keystone

Properties) in which I managed HVAC operations and HVAC repairs at their Valley Forge site.

Facilities Building Engineer / Building Automations Systems

In charge of maintaining facilities, building operations at commercial property complex at our

Valley Forge office complex located in Wayne, Pa. Perform repairs, building inspections, and

diagnostics of all mechanical, electrical, HVAC equipment and operations throughout the

complex. Was in charge of monitoring and troubleshooting of BAS energy management systems

pertaining to building HVAC systems and to make necessary adjustments. Complete and

monitor all building and tenant service repair requests and to make sure they are completed

within reasonable time frame. Responsible for bringing in outside contractors for repair work

pertaining to HVAC, electrical, plumbing, painting, and any mechanical work and to coordinate

and interact with the contractor upon completion of work. Also had interaction with snow

removal, landscape, custodial, and fire alarm door access contractors. Performed the tasks of

ordering and buying of facilities and building materials from building supply vendors for the

upkeep of the properties. Was generally considered second in command behind Property

manager and consulted for all property and facility mechanical and repair issues based on my 30

plus years' experience.

skills, CFC certification, numerous building trades certificates, criminal and child abuse background

checks, supervisory skills, able to motivate and develop a positive work force, can multi-task and

make decisions on my own and knowledge in all building trades and facilities operations
