Responsible for all site activity with Local 580 Iron Workers (Installers), company liaison with clien t.

Site safety, material deliveries, logistics interacting / scheduling with other subcontractors.

All Seasons Siding Incorporated 2009 - 2012

Worked with owner to incorporate an estimating/accounting program, computerize existing office .

Managed multimillion dollar Architectural Sheet Metal projects utilizing union workforce from inception

to close-out.

DHI Construction Services, Inc. 2004-2007

On-site Project Manager, worked mostly high end occupied facilities with stringent time schedules.

Represented the company at site meetings, negotiated all change orders, approved sub -contractor

payment requisitions, valued engineered unforeseen conditions to the satisfaction of the client.

Smith McCord Construction 1999-2003

Represented the company on a Water Treatment Facility site, controlling daily field operations such

as scheduling, AIA billing, site meeting and subcontractors. Turned a profit, protected company

interests and bonding despite a two-year delay in the completion of a major project with nine (9)

prime contractors. Negotiated all contracts with subcontractors.

•Administration•

Custom Exterior Systems, Inc. 1995-1999 / 2007-2009

Recruited to handle all administrative business duties, including work contraction, contract review,

purchasing, scheduling, trade union relations, account payable/receivable and payroll . Set up

bonding and a line of credit to deliver the company into the public sector. Expanded the workforce

from three (3) to thirteen (13) union employees, concurrently trimming insurance costs.

•Owner•

Skytight Inc.

Directed all startup operations and all daily operational aspects of the business with one partner and

three employees. Created custom glass luxury building fixtures such as curtain walls, solariums and

skylights. Designed and built an 8,500 square-foot, two story atrium in partnership with a licensed

architect. Tripled business within four (4) months of start up, generating more than $750K in revenue

in one year. Established a remote franchise with Florian Glass in lower Manh attan.

Westchester Water Treatment Facility

3.8M / 18 month duration

Turned a profit, protected company interests and bonding despite a two -year delay in the completion

of a major project with nine (9) prime contractors. Negotiated all contracts and CO’s with

subcontractors, project included the insulated metal panel roof, all i nterior framing, finishes, fixtures,

millwork and epoxy coatings in the chemical areas.

Montefiore Hospital

1.6M / 120 day durations

Installation of an MRI unit in the lower section of the original hospital. This project included major

demolition to an existing occupied area. Construction of a technician area a waiting room and utility

room for the new MRI.

Rye Country Day School

850K / 90 day duration

Major roof project remove and replace / change 60 ton HVAC unit / construct new office space

/ Make acoustical adjustments to a newly constructed gymnasium.

Westchester Country Club

2.3M / 180 day duration

Major roof project remove and replace / change out Twelve (12) HVAC units / Major interior

renovation (keeping the building in use at all times) consisting of a new fitness area, men’s

and ladies locker room bathrooms, steam rooms and sauna’s / Upgrade gas and electrical

services.

King and Low Hayward Thomas School

Create new entry which included rerouting existing heating / electrical lines / concrete footings

and stairway / Construct new reception area / add additional HVAC.

Major building renovation, interior / exterior / remove and replace roof / new HVAC system / new

boilers / new electrical system / renovate existing classroom area / create a new entry / aluminum

LaGuardia Air Control Tower

Estimated, negotiated, sold the exterior composite metal siding and metal roofing, managed the

project to its completion including punch list and close-out and negotiations with the FAA,

5M / 2 year duration

Estimated, negotiated and sold this field assembled i nsulated metal wall panel system with integrated

windows, metal roofing, composite metal and zinc wall panels. Involved with all negotiation with the

SCA

Delaware Catskill Ultraviolet Water Disinfection Facility

Perform a takeoff for a specialty contractor (Roofing / Siding / Glazing), submitted a proposal,

negotiated and secured a 5 million dollar contract.
